Job Title: Assistant Project Manager (Commercial Construction)
Job Description
We are seeking a mid-level Assistant Project Manager to join our dynamic team. The ideal candidate will oversee in-house bid coordination for hotels and car washes and should have at least two years of experience managing a diverse portfolio of commercial projects valued at over $10M. Projects may include firehouses, medical facilities, retail spaces, hotels, apartments, pharmacies, and multifamily or mixed-use developments. Experience with ground-up or design-build projects is highly preferred.
Responsibilities
Coordinate all activities with the Superintendent and project team.
Take full ownership of project finances.
Organize, understand, and maintain up-to-date contract documents.
Prepare the project construction schedule with the Superintendent and required subcontractor input.
Coordinate the intent and implementation of the final project budget.
Issue all subcontracts.
Plan and schedule projects.
Prepare a master submittal schedule and submittal log.
Conduct regular owner and subcontractor coordination and preconstruction meetings.
Manage and resolve all project-specific issues.
Process all subcontractor Requests for Information and Requests for Proposal forms.
Prepare, distribute, and acquire approval of all Owner Change Order Requests.
Prepare and distribute all subcontractor Change Orders and associated budget revisions.
Prepare and distribute monthly Owner Applications for payment.
Oversee all project administrative logs and close-out activities.
Essential Skills
Minimum of 2 years of experience as an Assistant Project Manager.
Experience with commercial projects such as hotels, apartments, firehouses, pharmacies, and car washes.
Ability to work independently.
Experience with projects valued at $3M+.
Strong communication and organization skills.
Experience in construction management and project coordination.
Additional Skills & Qualifications
Experience with ground-up projects valued at $3M+.
Background from a general contractor is a plus.
A degree in construction is a plus but not required.
Willingness to learn and adapt to company processes.
Work Environment
The role is based in our Chesapeake office. The company is experiencing growth in the Hampton Roads area and is nearing completion of a new office to accommodate a larger staff. Pay and Benefits
The pay range for this position is $75000.00 - $90000.00/hr.
