Job Description Lead and manage a self-perform division (approx. 20-25 hourly tradespeople), overseeing day-to-day operations, workforce, and project delivery. Operate the group as a standalone profit center, with full accountability for performance, quality, and growth. Estimate and bid on interior and concrete self-perform scopes, along with multi-trade and specialty work. Submit fixed-cost proposals for multiple work assignments and track awarded budgets through completion. Set up and manage job cost budgets using electronic project management systems. Oversee and coordinate work execution through foremen and/or GC field supervisors. Manage project scheduling, manpower planning, and daily field coordination across multiple job sites. Ensure adherence to GC project timelines, safety standards, and quality expectations. Negotiate and manage subcontractor and supplier agreements, equipment rentals, and material procurement. Review and manage contract terms and ensure performance aligns with project and GC requirements. Handle change orders, dispute resolution, and subcontractor communications as needed. Oversee billing processes, including monthly pay applications and coordination with accounting for month-end close. Monitor cost control, identify risks or overruns, and drive profitability across projects. Analyze job reports and recommend improvements for operational efficiency and financial gain. Hire, train, and mentor field personnel; develop and implement company policies, procedures, and safety protocols. Foster a positive, productive culture with a focus on growth, accountability, and craftsmanship. Act as a hands-on leader-regularly present on job sites to support and evaluate field staff and work progress. Utilize software tools such as Office 365, Procore (or Project Sight), and Primavera P6 for estimating, scheduling, and reporting. Maintain effective communication with general contractors, design teams, clients, and internal teams. Represent the self-perform division in jobsite and project meetings as needed. The Successful Applicant 8+ years of experience in a subcontractor environment (preferably interiors and concrete) Proven ability to estimate, manage, and execute self-perform scopes across multiple trades Experience running projects as a profit center , with strong cost control and job costing knowledge Hands-on leadership style with the ability to manage crews and oversee field operations Strong communication skills to interface with GC superintendents, PMs, vendors, and field staff Familiarity with contracts, procurement, pay applications , and project documentation Proficiency in Procore or Project Sight, P6, and Office 365 A proactive, self-directed mindset with a focus on building structure and driving growth Bilingual or open to becoming bilingual (a plus) Degree preferred but not required What's on Offer Competetive base salary Bonus potential Health and dental benefits Allowances Retirement plan PTO and company holidays
