Responsibilities Provide pricing and quantity surveys, as well as pricing for value engineering. Identify long-lead items and obtain necessary approvals to purchase them. Work with the project Superintendent to develop the initial project schedule and coordinate with public utilities according to the project schedule. Obtain bids from vendors and negotiate cost, scope of work, and schedule for each trade/supplier. Prepare purchase order agreements and subcontracts containing standard construction details. Maintain positive cash flow on the project, ensuring owner requisitions include the maximum amount for contract and change order work and vendor payments are aligned with amounts received from the owner. Establish the final budget for the job status report and track variances, general condition costs, and update Qualifications A bachelor's degree and at least five (5) years of related experience in engineering, architecture, construction management, or a related discipline. Experience in multi-family construction preferred. Ability to obtain a security clearance to access and work on a US military installation when necessary. The ideal candidate is detail-oriented, can manage multiple priorities, and has strong management and communication skills. Demonstrate the ability to lead and motivate a team and possess a minimum of two (2) years of supervisory experience. Strong MS Excel experience, including the use of formulas and pivot tables. Must be comfortable learning and using technology such as the sector-specific software ProCore, Primavera P6, or BlueBeam.
