California Barrel Company (aka Associate Capital or CBC) is seeking to hire a motivated, detail-oriented Project Controls Manager to support development and construction of a life science/clinical building scheduled to break ground on Block 2 at our flagship San Francisco megaproject, Power Station, in 2025. The 300,000-square foot life science/clinical building will be built-to-suit for the University of California, San Francisco (UCSF), and is expected to remain under development and construction for the next 5 years. At Power Station, we are creating a vibrant, urban ecosystem with 5.4M square feet of new residential, office, life science and thoughtfully curated retail space, all interspersed with 7 acres of green parks and open space. Position Summary : We are seeking a seasoned Construction Quality Owner’s Representative to round out our in-house construction management team during the build-out of Block 2. The Construction Quality Owner’s Representative will act as the Developer’s primary “eyes and ears” in the field, overseeing the successful execution of this highly complex construction project from commencement through final completion. This role will be responsible for ensuring that construction quality, job site safety, schedule, and cost expectations are met or exceeded by coordinating the work of multiple contractors, consultants, and project stakeholders. The ideal candidate brings deep experience in construction oversight, quality assurance, and contractor management, with a proactive, collaborative and solution-oriented mindset. Key Responsibilities: ·Serve as the primary on-site representative of the Owner/Developer, ensuring that the project is built to contract documents, exacting quality standards, budget, and schedule. ·Represent the developer in daily site coordination meetings between general contractors, subcontractors, consultants, and vendors to facilitate workflow efficiency and schedule adherence. ·Act as the primary liaison between the Block 2 construction team, the Power Station horizontal construction and asset management teams, the proton therapy equipment vendor and installer, and the lab incubator TI team. Coordinate, report back, and maintain an active, collaborative engagement with all project stakeholders. ·Monitor and enforce quality assurance and quality control (QA/QC) processes; ensure that work meets approved design, specifications, and industry best practices. ·Conduct regular site inspections and document construction progress, issues, and resolutions. ·Track and report on project milestones, budget adherence, risk management items, and field issues to the Developer. Provide daily, weekly, and monthly construction progress, quality and safety reports, complementary to the reporting by the GC. ·Support review of submittals, RFI responses, change orders, and contractor pay applications. ·Coordinate with permitting agencies, utilities, and code officials to ensure regulatory compliance. ·Review and assist with punch lists, commissioning, and final closeout documentation. ·Proactively identify and help resolve field conflicts or constructability issues, escalating critical concerns as needed. ·Coordinate Block 2 specific site safety and logistics needs with the overall Power Station site development team and operational facilities. ·Maintain project documentation and contribute to regular Owner meetings and status updates. Qualifications: ·Previous job-titles of Construction Superintendent, Construction Manager, or equivalent ·10+ years of experience in construction project oversight, quality assurance, or owner representation. ·Strong knowledge of construction methods, sequencing, California building code, healthcare facility codes, and QA/QC standards. ·Proven ability to lead multidisciplinary teams and manage third-party contractors and consultants. ·Strong interpersonal, communication, and organizational skills. ·Proficient in reading and interpreting architectural and engineering drawings. ·Fluency/proficiency in project management tools (e.g., Procore/ACC, Bluebeam, Primavera6, OpenSpace). ·OSHA 30, LEED, or PMP certification a plus. ·Experience building Life Sciences, Healthcare and/or Public Private Partnership projects. ·May require occasional travel to project sites or other locations for meetings. Location :Associate Capital’s office, currently on-site at Power Station. In-person work is required every business day for this role. Early working hours (6 a.m. start) and occasional weekend work is common for this position. Lunch is provided on Mondays, Wednesdays and Thursdays (at minimum). Thoughtfully curated snacks and drinks are always available. Infrequent travel may be required. Compensation & Title: Compensation and title are based on experience. Annual base salary range of $175,000 to $215,000 , plus potential for bonus.
