Commercial Construction Scheduler
The Commercial Construction Scheduler is responsible for developing, updating, and maintaining project schedules for commercial construction projects. This role works closely with project managers, superintendents, subcontractors, and clients to ensure accurate planning, tracking, and forecasting of construction activities. The Scheduler plays a key role in identifying potential delays, optimizing sequencing, and supporting proactive decision-making throughout the project lifecycle. Key Responsibilities: Develop and maintain detailed CPM (Critical Path Method) schedules for preconstruction, construction, and closeout phases of commercial construction projects. Work with project teams to gather input and update baseline and progress schedules regularly. Analyze project schedules for sequencing, logic, duration accuracy, and critical path integrity. Monitor progress and identify potential delays or deviations from the plan; recommend mitigation strategies. Participate in project meetings to present schedule updates, coordinate planning, and advise on schedule impacts. Prepare and distribute look-ahead schedules, schedule narratives, and delay impact analyses. Support the development of recovery schedules when necessary and contribute to change order evaluations. Collaborate with estimating and preconstruction teams to support bid schedules and logistics planning. Maintain documentation of schedule assumptions, revisions, and communications. Ensure schedules comply with contract requirements and reflect actual field conditions. Qualifications: Bachelor s degree in Construction Management, Engineering, or related field (or equivalent experience). 3 7+ years of scheduling experience in commercial construction (e.g., office buildings, retail, mixed-use, education, or healthcare). Proficiency in scheduling software such as Primavera P6 (preferred), Microsoft Project, or similar tools. Strong understanding of construction means, methods, and sequencing. Ability to read and interpret construction drawings, specifications, and contracts. Experience with delay analysis, resource loading, and earned value tracking is a plus. Strong communication and organizational skills. Detail-oriented with the ability to manage multiple schedules and deadlines concurrently. Equal Opportunity Employer.
