Construction Superintendent
Position Description: Leads, directs, and coordinates the work of subcontractors. The Superintendent is responsible for ensuring safety, schedule delivery, quality of work performed, and adherence to budget of the project. The Superintendent has supervisory responsibility for
Assistant Superintendents, Interns, and trade labor in his/her area of responsibility.
Essential job functions include:
Review & and understand all contract plans, specifications, local codes & and statutesReview & and understand contract requirements regarding inspection & and testing procedures, claims notification, and shutdown notifications/procedures
Review, understand, enforce all project-specific subcontract agreements and supplier purchase orders
Review project correspondence and implement any changes brought about by the correspondence
Participate in preconstruction tasks, including constructability reviews, scheduling, and site logistics
Schedule and coordinate daily job site activities such as subcontractors and material deliveries
Assist in resolving construction issues as required to maintain progress of the project
Work with small tools on a limited basis as required to maintain progress of the project
Participate in the development of the project schedule, identify project milestones, and ensure that contractual requirements will be met.
Create two-week look-ahead schedules and review with subcontractor foreman on a weekly basis.
Work with Project Manager with progress schedule updates and modifications
Notify subcontractors and suppliers in writing of any schedule deficiencies or delays to the critical path schedule (i.e. lack of manpower, or late material/equipment deliveries)
Deliver schedule updates as required in Owner Progress Meetings
Generate daily field reports inclusive of progress photos, material deliveries, delays or negative impacts to progress schedule
Maintain record set of drawings for as-builts
Manage and enforce project Quality Assurance/Quality Control (QA/QC) program.
Maintain good relationships with subcontractors, clients, architects, designers, and consultants.
Professionally represent Oakmont’s field operations as primary interface with the owner and design team.
Review subcontractor progress payments with Project Manager
Develop site logistics plan with Project Manager
Monitor costs, including labor time and material
Assist Project Manager in claims against Owner
Conduct weekly safety toolbox talk meetings with all workers present on site.
Execute Oakmont’s Accident Prevention Plan for the project and foster an environment of 100% compliance of all safety regulations at all times.
Oversee, manage, and mentor assistant superintendents.
Qualifications:

Proficient computer skills in Microsoft Office Suite, project management software(Procore or similar), and scheduling software (Primavera or similar).
10+ years of experience as a commercial construction superintendent
Bachelor’s degree a plus but not required.
A strong work ethic and a “can-do” attitude.
Broad understanding of construction industry
Familiarity with requirements of drawings, specifications, and with terms and; conditions of Prime Contracts, Subcontracts, and Purchase Orders
Strong Management skills
Exhibits strong leadership qualities
Delegates work appropriately
Excellent time management and organizational skills
Ability to maintain discretion and confidentiality at all times
Willingness to travel to jobsites located throughout the Mid-Atlantic Region (MD- PA-DC-VA)
USACE CQM Certification a plus.
