Position Summary:

The Estimator & Purchaser will be responsible for preparing accurate cost estimates, managing the procurement of materials and subcontractor services, and contributing to detailed specification writing for residential construction projects. This dual-role position requires strong analytical skills, attention to detail, and a deep understanding of local building practices and vendor networks.

Key Responsibilities:

Analyze architectural plans, specifications, and scope of work to develop detailed cost estimates.

Participate in the development and coordination of construction specifications in collaboration with design and construction teams.

Solicit and evaluate bids from subcontractors and suppliers.

Prepare and maintain budgets, cost breakdowns, and value engineering options.

Negotiate pricing and terms with vendors and subcontractors.

Issue purchase orders and track material deliveries to ensure timely jobsite availability.

Collaborate with project managers, designers, and field teams to align estimates and specs with project goals.

Monitor actual costs against estimates and adjust future projections accordingly.

Maintain strong relationships with local suppliers and trade partners.

Requirements:

Bachelor's Degree in related field

5+ years' experience in a residential or commercial estimating

Experience in architecture or construction project management .

Ability to read, analyze and interpret construction drawings.

Strong understanding of residential building code and ability to write detailed construction specifications.

Meticulous and precise in approach; quality-conscious and thorough.

Ability to work tight deadlines at a fast pace while still being detail oriented.

Excellent organizational and planning skills.

Excellent verbal and written communication skills.

Proficiency with Microsoft Office applications.

Proficiency with MS Excel

Must be willing to be able to work independently as well as a part of a larger team.
