THE OPPORTUNITY
Venterra Realty is looking for GCS Field Associate - Construction/Renovation Manager . This position is responsible for overseeing the successful execution of CapEx, external renovations and GCS projects from start to finish, including budget forecasting, due diligence support and other duties with various team members across all Venterra departments. This role involves writing contracts, commitments, coordinating, and ensuring that the project meets its goals on time, within budget, and according to quality standards. This position includes 50% travelling in the state of Florida .
KEY JOB RESPONSIBILITIES
Project Initiation :Develop a project plan including tasks, timelines, milestones, and dependencies.
Budget and Cost Management : Approval of submissions by the Field Superintendent; contract management; Expenses management, ensuring adherence to the budget.
Schedule and Time Management : Ensure alignment of the schedule with the project timelines, achieving the relevant KPIs; Monitor and maintain progress against the developed timeline, adjusting schedules as required; Ensure key milestones are met, updating the stakeholders as necessary.
Team Coordination : Coordinate and manage the support staff and superintendents on the site.
Change Management : Evaluate change requests and their impact on the project.
Communication to Stakeholder and Clients : Act as the primary contact for stakeholders, providing regular and standardized updates on progress, risk, and achievements through reports, meetings, and presentations.
Quality Assurance & Control : Implement quality control process and standards; Conduct regular reviews and inspections to ensure standards are maintained.
Project Closeout : Ensure that all project deliverables meet quality standards and are ready for handover to the client or end-user; Document project processes, outcomes, and lessons learned.
CANDIDATE PROFILE
Proven experience and knowledge of general construction, combined with needs-assessment, estimating and bidding experience.
Experience in Project Management of Capital Improvement projects, external renovations or with General Contractor.
Demonstrate leadership and communication skills.
Strong project management skills; Experience with project management software is required for this role.
Strong administrative and organizational skills with the ability to effectively prioritize, execute tasks, and handle a range of projects simultaneously within a high-pressure environment.
The following would be considered an asset :
Bachelor’s Degree: Construction Science, Engineering, or Project Management
Trade School Certification(s)
Project Management Professional Certification (PMP)
Certified Construction Manager (CCM)
Xactimate or similar estimating experience
CAD or rendering experience
Licensed drone operator
Certified thermographer
