It is WHY we do what we do.*POSITION DESCRIPTION*A General Contracting Estimator is a professional with 3-5 years’ experience who can apply their expert knowledge of construction for the overall development of the project scope, guidelines, budgeting, and proposal generation. Responsible for the management of all pre-construction planning, pre-bid attendance, bid management, and estimating activities on multiple bid opportunities at the same time. The GC Estimator works directly with the Client, Architect, and Subcontractors, and work with Design Development drawings through Construction drawings. This role requires proven construction estimating experience as well as a complete understanding of contractual requirements and project specifications. Long-term objectives include periodic review of job practices for quality, efficiency, work methods, and following company policies. The GC Estimators performance is measured through KPI’s to contribute to the overall company success.The right fit for the team is a professional who is:\*Self-starter \*Result-oriented \*Problem solver \*Analytical\*High standards \*Understanding \*Patient \*Fact-finder\*Trusting \*Accurate \*Confident \*Precise \*Decisive\*Persistent \*Team player*DUTIES AND RESPONSIBILITIES**ESTIMATING** Thorough understanding of the methods, equipment, materials and tools used in construction in order to write job complete bids, estimate material and labor costs.* Proactively identify, evaluate, and pursue projects that fit within our scope.* Meet with clients to assess the expectations and objectives of the project and build a scope of work, comprehensive budget, field observation reports, deliverables and job schedule.* Evaluate plans, designs and instruction. Interpret blueprints, specs and addendums to prepare quantity take offs, materials, and labor estimates. Be ready to address changes and troubleshoot issues.* Submit requests for information to the architect/client for any discrepancies or missing information.*MANAGEMENT** Create and maintain excellent subcontractor relations in effort to obtain quality, competitive proposals.* Generate, maintain, and distribute all pertinent project documents.* Schedule and attend bid meetings, and aid in the management of project task creation.* Assess proposals for quality and professional completion, ensuring precision estimate details and takeoffs reflecting the actual requirements of the project.* Responsible for overall bid communications, detail, accuracy, quality, and profitability.* Aid the Project Management team in preparing and negotiation accurate contracts and sub-contracts with competent knowledge of the estimating, contract and insurance documents and procedures.*Qualifications and Skills** Strong leadership skills with 3-5 years’ of professional commercial construction estimating experience on midsize and specialty commercial building projects. Minimum 1 Year local experience is preferred.* Strong knowledge in computer software (Word, Excel, Outlook, OST, BuildingConnected).* Demonstrated proficiency in the areas of: on screen takeoff, estimating, scheduling, project logistics, budgeting/cost control, client relationships, team management, interpersonal and organizational skills.* People skills are essential; able to establish trust, confidence and relationships quickly through excellent writing, oral presentation skills, creativity and strong problem-solving skills.* Understand contracts and comply with all state aws and OSHA safety regulations, with a thorough understanding of the occupational hazards and safety precautions of the work.* Valid Driver’s license.\*\*\* Please ensure you RE-READ the attributes above and *make sure you are the perfect qualified fit *before starting the application process.The team at Builders United is excited to offer this unique compensation package including base salary+ quarterly performance pay.
