Job Overview Arnett Construction is seeking a dedicated and experienced Multi-family / Commercial Construction Superintendent to oversee all site construction activities for large-scale mixed-use commercial and multifamily projects. This role involves managing field and subcontractor personnel, ensuring projects are completed on schedule, within budget, and to the highest quality standards — all while maintaining strict safety compliance. Key Responsibilities- Collaborate with Arnett Management and Project Managers to oversee field operations for large-scale mixed-use commercial and multifamily projects.- Actively communicate, prioritize correspondence, and maintain the project's critical path.- Develop and manage job schedules to meet target milestone dates.- Build and manage project budgets to ensure completion within financial targets.- Review subcontractor scopes of work and provide feedback to Project Managers prior to contract award.- Evaluate submittals for compliance and coordination.- Review and analyze subcontractor and owner-directed change orders.- Monitor job cost reporting and assist Project Managers in maintaining budget control.- Ensure all projects are built according to approved construction documents and specifications, documenting any changes throughout the process.- Order materials and schedule necessary inspections.- Interface with inspectors, contractors, architects, engineers, city/county officials, and customers.- Maintain strong relationships with clients, subcontractors, suppliers, and employees.- Prepare daily reports, safety reports, and schedules.- Promote job site safety, encourage safe work practices, and address job site hazards.- Maintain a clean and organized job site.- Conduct weekly progress meetings with subcontractors, vendors, and customers.
Qualifications- 10+ years of experience as a Commercial/Multi-Family Superintendent.- Strong communication skills for managing daily interactions with customers, employees, subcontractors, and suppliers.- Proven experience in scheduling, ordering, field supervision, quality control, safety, and production in all phases of construction.- Ability to manage tight deadlines and high-pressure situations effectively.- Hands-on construction knowledge and problem-solving ability.- Proficiency with Microsoft Office, Microsoft Project, and G Suite products.- Skills Strongly Desired:- Experience with various construction management software.- Bilingual in English and Spanish.- Familiarity with local subcontractors and building codes.
