What will my role entail? The primary function of the Pre-Construction Manager is to support the company in the early stages of construction projects, ensuring everything is properly planned and coordinate before construction begins. The Pre-Construction Manager will set up projects for success making sure that all scopes of work are analyzed with our bid leveling tool.
Reporting Relationship: Reports to the Senior Project Manager.
Administrative:
Takes in the Request for Proposal and analyzes the invitation to identify all requirements that align with the company’s growth strategy.
Catalog the drawings for bid.
Create the subcontractor bid list and manage the list for all subs that have been rejected or accepted to bid.
Manages the company's master subcontracting bid list.
Issues the Invitation to Bid and manages the timeframes for bid RFI’s and final bid due dates.
Takes in all subcontractor proposals and catalogs them accordingly.
Builds the project estimate and bid leveling sheets for all scopes of work.
While projects are on the street, the Pre-Con manager will create takeoffs on all materials and scopes of work. Once bids are received the pre-con takeoff will be modified to align with trade proposals.
Management:
Works with the subcontractor market to increase Benson Construction’s presence in the pre-construction market.
Identify subcontractor partners for scopes of work to narrow the field of speaking with multiple subs. Works with trade partner to dial in budget, offering alternative pricing options to achieve design intent.
This role will grow into a Senior Pre-Construction Manager within 1-2 years, and the Senior Pre-Construction Manager will manage one to three Pre-Construction Managers.
Manages the company’s unit rate pricing model with historical contracting rates and change orders.
Provides feedback to field and project manager personnel on subcontractor award and subcontractor change orders.
Interpersonal/Personal:
Establishes and maintains positive and effective working relationships with all stakeholders (client, architect, subcontractors, project team, various Benson departments).
Motivates and builds teamwork/morale within the project team.
Promotes Benson “Values” with the project team, client, and subcontractors.
Mentors, coaches, and trains as necessary to help subordinates achieve their career objectives.
Qualifications:
Previous experience in a construction role with a minimum of 2 years of appropriate commercial estimating experience.
Proficiency in scheduling software and computer skills (Word, Excel, Outlook, ect).
Knowledge and understanding of construction delivery systems, the construction administration processes, technical aspects of construction including means and methods, materials, building systems, planning, scheduling, and estimating.
Demonstrated ability to assist in leading and managing.
Demonstrated understanding of the importance of relationship building.
Effective oral and written communication skills.
Work Environment: While performing the duties of this job, the employee regularly works in the office however, on-site visits will occur at the construction site where the employee is exposed to moving mechanical parts, high precarious places, fumes or airborne particles, outside weather conditions, and risk of electrical shock.
