As a Project Manager, you will carry out our Mission of Love by being responsible for overseeing the successful completion of projects working in a wide variety of fields in construction and maintenance. This position will generally be responsible for the creation, development of scope, organization, execution and completion of specific projects including; managing relevant employees, setting deadlines, communicating with campus leadership about the state of the project, ensuring projects stay on track and on budget, and adjusting if necessary to meet new requirements.
Our Project Manager is responsible for the following:
- Ability to perform project management duties including planning, estimating, direction and coordination of major capital improvement expansion projects. This includes the inspection and observation of work being executed by staff, contractors and subcontractors, labor allocation, time management and scheduling to ensure the consultants, outside contractors and the Maintenance Department meet the facility's project requirements. Assist in the development and management of the campus long-range capital plan, as well as, management of capital construction projects, ensuring maintenance groups and outside contractors are completing corrective, preventive, renovation, project and other work in a timely, efficient and professional manner.
- As part of a team with Masonic Village Administration and staff, outside contractors, consultants, vendors and/or agencies, ensure Masonic Village projects and/or maintenance projects and tasks are planned with appropriate considerations given to both current and future utilities and services including heating and cooling, energy management, water, sewer and high voltage distribution.
- Collaborate with design architects, engineers and contractors to develop project scope, construction specifications and drawings, gather and evaluate all change orders, punch lists, close out documents and maintain records of all design processes and logs of all shops recordings.
- Evaluate all projects to ensure compliance to all budgets and schedules for construction services and coordinate with the Assistant Director of Maintenance to review and track all invoices, payment applications and work orders.
- Monitor an effective construction quality control program and ensure compliance to all construction regulations and prepare required documents and establish quality of all construction work for all contracts. Ability to effectively monitor, manage and improve all processes to achieve excellence to all quality standards and benchmarks. Direct and oversee all facilities (through regular inspections) for maintenance and proper operation, assuring that facilities are maintained at the highest operational standards and appearance. Direct and oversee all outside areas of the campus through regular inspections of grounds to maintain both a functional and aesthetically pleasing environment for residents, visitors, and employees.
- Ensure compliance to all company safety practices with knowledge of OSHA, local, state and federal requirements, applicable building, electrical, plumbing and trade codes and all regulatory agency requirements and regulations. Ensure personnel are properly trained in maintenance operations, operation of equipment, systems, tools and PPE. Ensure that all contractors and staff are obeying all safety protocols and report unsafe practices to the department director.
- Perform meetings for projects and develop and issue various construction documents including, meeting minutes, bids documents and issue notices to contractors if required and coordinate with clients and recommend changes to contract if required.
- Evaluate progress of all projects, monitor all ad hoc requests, participate in various construction progress meetings, develop and issue various construction documents for all construction activities including, meeting minutes, bids documents, issue notices to contractors and maintain records for all construction procedures.
- Ability to advise and assist the Director and Managers on the allocation of labor, setting of priorities, management of time and setting of requirements to ensure the Maintenance Department meets the facilities needs for completion of project work orders and assigned tasks.
- Develop schedules for capital and major projects and coordinate work involving multiple maintenance groups and departments. Interface with contractors, vendors and agencies as required. Maintain accurate work records, prints, equipment and training material, etc. Responsible for maintaining established staffing plan through effective recruitment, interviewing and selection of the best suited candidates. Mentor staff through regular performance reviews and refer to continuing programs. Adheres to the progressive discipline policy/procedure outlined in the Masonic Villages' Personnel Policy/Code of Conduct Handbook.
- Utilize a computer to maintain all construction documents, training documents and payroll labor. Completes computerized maintenance management system (CMMS) generated work orders and provides clear documentation of work as required. Generates work orders for additional work or tasks identified in the field and completes or submits them as appropriate. Be available for emergencies and rotating call duty along with Managers and Supervisors during weekends and holidays as indicated by the schedule. Maintains professional growth and development by attending educational, technical and training programs, seminars and courses. Maintains professional affiliations.
- Manage, supervise, schedule and inspect work, including work order requests and preventative maintenance items, for maintenance staff in designated area of supervision both in shop and in the field. Insure proper requisition of supplies and materials for the maintenance staff.
- Performs all aspects of campus snow operations including, but not limited to; plowing, snow blowing, shoveling, salting during winter weather conditions including off hour call-in.
What You Have:
- Bachelor's degree in architecture or combination of education and experience
- 5-8 years of project management and related experience
- A strong knowledge in project management, Project Management Professional (PMP) certification preferred
- A knowledge of construction practices and building codes
- Strong familiarity with project management software tools, methodologies, and best practices
- Must have skills in allocation of labor, priorities, time management, supervision and understanding of blueprints and specifications
- Must have a valid Pennsylvania Driver's License
- Excellent communication skills to all levels of staff. Strong written, oral, organizational, computer skills.
