Project Manager - Commercial Construction

Salary:
The Project Manager is responsible for managing multiple construction projects. This includes all aspects of pre-construction, construction, and post-construction phases for retail and commercial constructions projects. The position requires strong communication, attention to detail, and organizational skills.
Supervisory Responsibility:
Site Superintendent in coordination with the General Superintendents
Duties/Responsibilities:
Project Management
Plan, organize and staff key field positions through interaction with corporate executives, general superintendent and other project managers.
Establish and communicate project objectives, policies, procedures and performance standards within boundaries of corporate policy.
Prepare project schedule, purchase orders, subcontract agreements and computer data sheets as required.
Initiate and maintain relationship with client, architect and/or engineer to facilitate construction activities.
Monitor and control day to day construction activities through communication with on-site Superintendent to ensure project is built on schedule, in accordance with design criteria and within budget. Investigate potentially serious situations and implement corrective measures.
Develop project budget and communicate changes to client and corporate executives in a timely manner.
Represent company in project and strategy meetings and assist in labor negotiations.
Manage all aspects of contract administration to include contract writing, change orders processing, payments, rental equipment payments, income, expenses, etc. to protect the company's interest and simultaneously maintain a good relationship with the client.
Reinforce FOCC process and procedures to site superintendents
Reinforce safety requirements
Estimating
Work with Chief Estimator to review scope of work and prepare invitation to bid
Review total project subcontractor quotes, labor, material, equipment costs and general conditions prior to bid submission to clients as required
Provide detailed update on capability of subcontractors
General
Support Vice President and President in preparation and delivery of customer service initiatives
Responsible for other project duties as assigned

Ability to read and understand construction documents, specifically, drawings and specifications
Excellent computer skills to include Microsoft Office Suite
Familiarity with Pantera Estimating Software and Procore Project Management Software a plus
Results-oriented
Education and Experience:
Associates or Bachelors degree in Construction Management, Architecture, Engineering, or related experience
Minimum 5 years of experience as a Construction Project Manager, preferably in commercial construction
Prior experience with academic/educational projects
Work Environment and Physical Demands:
Professional office environment
Prolonged periods of sitting at a desk
Active construction sites occasionally
Work Schedule:
Work hours vary depending on the project. Company provided laptop and cell phone to manage work at any hour or location.
Travel:
Travel to project job sites as necessary
