FLSA Classification Exempt Reports to Division Manager Job Description Summary/objective The Commercial Construction Project Manager should at all times be an example of the company's culture & core values. The Construction Project Manager (PM) manages and oversees the execution of assigned projects. The PM designs and implements project plans. Oversees and directs all phases of a construction project. The PM prepares project status reports and works to ensure plans adhere to contract specifications. Communicates directly with general contractors, subcontractors and designers concerning project cost, staffing, and scheduling. The PM shall visit all projects to ensure budgets & schedules are being met. Works closely with the Project Administrator on items such as cost to complete, budget adjustments and payroll.  The Project Manager shall work closely with all Estimators and Superintendents during the pre-bid phase to ensure accuracy of proposals being sent. Typically reports to a manager such as the Division Manager or C.O.O. The Project Manager manages subordinate staff in the day-to-day performance of their jobs. Communication with superintendents is a priority. The Project Manager ensures that project/department milestones/goals are met and adhering to approved budgets. Responsible for ensuring that all contracted work Is executed in accordance with the company’s policies including contract documents, budget, schedule, safety, quality control, and customer satisfaction. Able to interpret blueprints, specifications, inspection reports, etc. Determining what factors of production will influence the cost of a service or product. Comply with safety and building codes as well as legal requirements. Report project progress and budget to client and Division Manager by evaluating progress and preparing detailed reports. Developing and maintaining relationships with company vendors and contractors. Prepare budget and cost estimates, along with work timetables. Negotiate and track change orders with both owners and subcontractors. Develop specific budgets and schedules. Manage multiple projects and tasks at a time, while meeting sensitive deadlines. Direct Superintendent to ensure accurate completion of project scope. Negotiate contracts with external vendors to reach profitable agreements. Maintain a good driving history and valid Driver’s License. Performs other related duties as assigned. Competencies Excellent verbal and written communication skills. Responsible for on-site training, task delegation, and project management. Physical demands Physical stamina and strength to perform demanding tasks, including heavy lifting, bending, climbing, standing for long periods of time and withstand loud noise for prolonged periods. Must be able to lift up to 45 pounds at times. Exposure to working outdoors in varying environments, including high heat, cold temperatures, and other weather-related conditions. Travel required Up to 90%. Preferred education and experience High school diploma or equivalent. Prior experience in construction or related field preferred. Familiarity with fireproofing materials and application techniques is a plus. OSHA 30 Certification preferred. Possession of a valid driver’s license/ID and reliable transportation to and from job sites. Work Authorization/Security Clearance Requirements Must be authorized to work in the U.S. (citizenship or valid work visa required). U.S. Citizenship required for security clearance eligibility. Ability to obtain and maintain an active Confidential/Secret/Top Secret/SCI security clearance (if applicable).
