Position Summary The Project Manager is responsible for overseeing and coordinating all aspects of assigned construction projects from start to finish. This includes managing mobilization, coordinating vendors and subcontractors, monitoring budgets, ensuring safety compliance, and serving as the main point of contact with the General Contractor.
Key Responsibilities Participate in kickoff meetings with assigned staff. Coordinate mobilization of equipment and staff with the Superintendent. Review scope of work, budget, and schedule with Executive Project Manager. Maintain and update project schedule; document and report delays or changes. Manage the submittal process post-assignment. Negotiate final contract lump sum agreements with subcontractors. Coordinate timely material delivery with vendors (e.g., PT cables, rebar, shoring). Attend weekly GC meetings. Monitor monthly project budget and all purchases/rentals. Prepare and track change orders, obtain approvals as required. Keep logs updated (CO, RFI, action logs, etc.). Prepare and submit pay applications (AIA/Textura) to GC and accounting. Coordinate subcontractor payments and validate work progress. Manage concrete service and cancellations when needed. Track and file PT elongation reports and approval letters. Collaborate with Superintendent to evaluate critical path progress and adjust as needed. Coordinate return of equipment and materials to control budget. Enforce safety and quality standards in line with company and OSHA guidelines. Prepare project closeout documents and ensure handoff to Executive PM. Act as main communication point with GC for written/verbal inquiries. Perform any additional duties as assigned.
Qualifications Associate or Bachelor’s degree in Construction, Architecture, or Engineering (preferred). 10+ years of construction experience. Knowledge of pre-construction processes. Strong problem-solving and independent decision-making skills. Excellent verbal, written, and mathematical skills. Ability to manage multiple projects in a fast-paced environment.
Preferred Skills Strong knowledge of civil/structural and finish work. Proficiency in Procore, Textura, Excel, Word, Outlook, and construction software. Ability to multitask and stay organized. Bilingual (preferred but not required).
Physical Requirements Prolonged desk/computer work. Must be able to lift up to 15 lbs occasionally.
