Job Title: Property Manager and Construction Administrator Employment Type: Full-time, Salary, Non-Exempt Reports To: Director of Construction and VP of Operations Works Closely With: Foremen and Comptroller Company Overview: TOURISTS WELCOME is a hospitality development & management group based in North Adams, MA, delivering memorable experiences by connecting guests with nature, leisure, history, art, and music. Founded in 2018, our flagship hotel features 46 rooms and modern aesthetics, located on land with walking trails and forest clearings. In 2019, we opened The Airport Rooms, an on-site restaurant and lounge. The Property Manager and Construction Administrator should be detail-oriented, people-focused, highly organized, and a team player. They must be adaptable, positive, self-motivated, and committed to safety and regulatory compliance. This role provides administrative support to ensure smooth operations, property and project management, tenant relations, accounts payable, and communication. A resourceful problem-solver with integrity and work ethic is essential. Flexibility and willingness to perform varied tasks are required, as responsibilities may evolve. Scope of Work Administrative & General Assist in project tracking, calendar management, scheduling, inspections, and meetings Prepare agendas, take minutes, distribute action items Handle calls & emails courteously Manage Accounts Payable: process invoices, verify discrepancies, create vendors with compliance documents Support expenses for maintenance, repairs, and projects Manage construction documents & permits, insurance needs, supplies, equipment, and vehicles Perform other administrative duties as assigned Project & Property Management Assist with scheduling and resource allocation Maintain records of leases, rent payments, deposits Conduct property inspections and coordinate maintenance Monitor project progress, support adherence to timelines and budgets Communicate updates to stakeholders Develop property improvement plans and oversee security systems Tenant Relations Build positive tenant relationships Respond to inquiries and emergencies, including off-hours Maintain lease and property documentation Set rental rates and enforce agreements Ensure legal compliance and manage tenant transitions Additional duties may be assigned as needed. Compensation & Benefits $52,000/year plus cell reimbursement.
