School Construction Project Manager I

Duties:
Manage, oversee, and coordinate all aspects of the pre-construction, bid and award, construction, and close-out phases of assigned projects.
Review pre-construction documents and provide comments to the Designer as necessary.
Plan, organize, and prepare reports for upper management regarding the status and progress of projects.
Coordinate with relevant public agencies during pre-construction and construction to ensure compliance with all off-site work; collaborate with District and Project staff.
Manage project budget and schedule to meet District standards; monitor the budget monthly and ensure it reflects project status.
Oversee daily activities of contractors, review construction schedules and submittals, and coordinate responses to inquiries through RFCs and related documents.
Review contractor substitution submittals for compliance with specifications and District requirements.
Negotiate Contractor Change Orders to ensure fair pricing and address schedule impacts.
Monitor and review payments to contractors, architects, engineers, and other parties.
Administer Professional Service Agreements between Architects and the District.
Coordinate delivery of fixtures, furniture, and equipment.
Oversee project close-out, including certification with DSA and financial closure.
Perform other related duties as assigned.
Minimum Requirements
Ten (10) years of full-time professional experience in Construction and/or Project and Construction Management of Commercial and/or Public/Educational Facilities, including at least three (3) years managing complex projects over $10M.
Additional Experience:
Design Build experience.
Experience utilizing Building Information Modeling (BIM).
Experience with LEED and/or CHPS certified projects.
Experience with DSA processes.
Knowledge of OSHA safety regulations (minimum OSHA 30).
Education Requirements:
Bachelors degree in architecture, engineering, or construction management from a recognized institution, OR
Bachelors degree with the ability to complete CCM within one year, OR
Possession of a valid CCM credential.
Licenses and Certifications:
Valid Architect registration in California or Professional Engineer license.
Valid CCM credential from CMCI.
Salary ranges from $135K to $155K depending on education and experience.
