Job Description
The Senior Construction Administration Manager will be responsible for coordination between HW, the contractor, the owner, all Project Team member and the Code Authorities to achieve the desired final intent of the project. Responsibilities include timely review and resolution of all RFI's, submittals, pay requests, as well as review of technical testing reports and resolution of all other construction related issues on the project. Additional Responsibilities include the production of internal project progress reports, and the management of the Construction Administration phase for multiple projects simultaneously. The CA Manager will provide constructability reviews for, and assist in the mentorship of, production staff.
Essential Functions:
During the project's construction phase, provides strong and calm project leadership and displays the ability to resolve project issues. Coordinates project efforts to ensure effective execution of the CA process. Serves as client liaison and manages the project to complete it on schedule, within budget, and with maximum client satisfaction. Provides mentorship for the less experienced architectural staff. Provides project completion projections and planning to ensure the successful execution of the CA Process. Possess the skills to be the face of Hoefer Welker on the job site and represent the company with the highest integrity. Serves as subject matter expert for the construction process and building science. Responsible for coordination of project efforts, administrative and technical, to ensure the most efficient and cost-effective execution of assigned projects. Provide technical guidance to less experienced architects/architectural staff. Provide quality assurance reviews on construction documents prepared by others. Provide technical expertise on construction details and mentor staff. Lead the Bid Phase effort including managing pre-bid meetings, review of substitution requests, answering Contractor inquiries and issuing addendum. Manage pre-construction meetings. Review/critique Contractor's project schedules and schedule of values. Review and answer RFI's and evaluate submittals. Attend construction meetings and OAC meetings and provide input. Lead job site reviews and provide construction field reports. Coordinate architectural/interior staff as well as project consultants regarding drawing/ specification changes during the Bid and Construction Phases. Issue ASI's or PR's as needed. Evaluate Change Orders and provide back-up for adjustments. Review pay requests for accuracy. Review material testing reports. Perform and document the initial and final punch lists. Coordinate close out process including as-builts. Moderate travel required Job Requirements
Education and Experience:
Bachelor's Degree in Architecture/ Architectural Engineering, Engineering, Construction Management or hands on experience preferred. Healthcare experience a plus. Experience in Design/Bid/Build process and Design/Build process a must. 15+ years of experience in construction administration experience preferred.
Certifications/Licenses/Registrations:
Architectural registration preferred, NCARB registration preferred. LEED Green Associate accreditation desired. Possession of a valid motor vehicle operator's license and willingness to use insured personal vehicle in the course of employment.
Required Skills/Abilities:
Candidate must be proficient in Microsoft Office. Deltek VantagePoint, TonicDM and Fastrack Schedule knowledge preferred. AutoCAD/Revit knowledge preferred, but not essential. Must have excellent organizational and multi-tasking skills, ability to work effectively in a team atmosphere, strong written and oral communication skills and meet deadlines. Must be familiar with and be able to work in Design Bid Build, Construction Management Agency, as well as Design Build scenarios.
