The Senior Construction Manager supports this mission by overseeing collaboration with contractors in the development of project scopes, reviewing price proposals for accuracy, and overseeing work in the field through completion.
Essential Duties and Responsibilities include but are not limited to the following:
Project Management and Oversight:
Functions as the Owner's Representative, supervising the performance of construction and maintaining schedules and budgets for multiple projects.
Manages and evaluates contractor performance.
Oversees the work of vendors and project team members to ensure compliance with contract and company expectations.
Identifies and addresses areas of concern regarding potential liabilities and risk.
Ensures accurate management of all accounts receivables.
Prepares and negotiates contracts.
In some cases, contracts as owner directly with subcontractors for limited scope projects.
Project Planning and Coordination: Develops project-specific goals, schedules, budgets, and detailed assumptions.
Ensures that the scope of the project, outside forces affecting the project, and any project deliverables are fully understood.
Coordinates any necessary due diligence efforts, maintaining and delivering all appropriate documentation.
Develops a detailed project budget based on historical and market data, and a clearly defined set of budget assumptions.
Develops and maintains the Master Project Schedule.
Prepares various RFPs needed for vendor and contractor services.
Facilitates coordination meetings with internal staff and key stakeholders to ensure responsibilities are communicated and understood by all.
Actively tracks each aspect of project performance against schedules and the critical path.
Technical and Compliance: Conducts technical reviews and evaluates project solicitations, proposals, quotes, and proposed change requests.
Conducts and documents project meetings.
Recommends change orders and directives from the field.
Attends pre- and post-bid scope reviews to provide any information as needed.
Conducts constructability reviews on projects in design phases.
Evaluates project drawings and schedules.
Ensures that procedures and materials comply with plans, specs, and approved submittals.
Tracks and follows up on RFIs.
Prepares punch lists and monitors completion.
Secures closeout documents and attends project post-mortems.
Works to secure Certifications of Occupancy.
Communication and Reporting: Provides official project status documentation and reports.
Prepares and distributes project communications, reports, and directives to clients and stakeholders.
Monitors and reports on the status and progress of projects, recommending critical timelines and deadlines for tasks and activities related to the proposed transaction, and identifies and communicates issues or problems.
Qualifications: Bachelor's degree from an accredited school in architecture, engineering, construction management or other technical and/or related field preferred
Minimum of 5 years of experience working as/with a General Contractor
Thorough understanding and commitment to sound project management techniques required, PMP or similar certification preferred
Experience in commercial or industrial related construction projects
Experience in project management software (e.g., New Forma, Procore, Microsoft Project, Primavera)
Ability to use AutoCAD and various Adobe Design products
High level analytical skills and problem-solving capabilities, and the ability to effectively manage several projects in development and in the field simultaneously
Ability to visit a project site and quickly identify errors and omissions and review those effectively with onsite contractors
Must have a demonstrated ability to push schedules, identify and resolve constructability issues (impediments to schedule), and scrutinize and negotiate change orders as the Owners Representative
Ability to generate / forecast construction schedules
Cost estimating skills are desirable
Good organization, communication (oral and written), and administration skills
Able to work with people at all levels
Exhibits a professional and polished presence
Valid Driver's license, proof of insurance, and MVR report acceptable to company's liability insurance provider is required

Compensation:
The Senior Construction Manager compensation will be based on experience and qualifications. This range is subject to local, state, and regional dynamics and may be adjusted up or down depending on market conditions.
Physical Demands:
• Must be able to sit; climb or balance; and stoop, kneel, crouch or crawl occasionally, as required by the project
• Must be able to climb stairs and/or ladders
• Must be able to lift and/or move up to 10 lbs
Supervisory Responsibility:
• This position may oversee the work of external vendors and contractors
