Our large excavation and construction client is searching for a Project Manager to join their team in Richmond. They will be responsible for overseeing and managing financial budgets through detailed project cost tracking, organized scheduling, strategic purchasing, planning, and forecasting.ResponsibilitiesProvide detailed cost management, keeping track of days per task/phase, material costs-to-date, etc. using simple spreadsheets to ensure job stays on budget. Provide Owner a summary from Cost Management Spreadsheets versus Billing upon request throughout a job as well as a final summary upon job completion.Maintain a thorough, organized job book for each project that includes: contract, change orders, subcontracts, AIA billings, submittals, supplier/subcontractor quotes, etc.Create and maintain thorough job books for field staff that include: scope of work, takeoff information, job contacts, supplier/subcontractor info, etc.Review plans and specifications to ensure thorough, accurate takeoffs.Proactively and periodically review each active job contract to fully understand the scope, extras, alternates, unit pricing, etc.Prepare and update weekly job schedules using Microsoft Project, Primavera, or other scheduling software to maintain accurate three-week look-ahead and overall project schedule.Prepare and update Six-Month Draw Down Schedule each month to forecast billings and identify potential gaps in work.Act as main point-of-contact and develop positive working relationships with customers’ representatives (owner, owner’s agent, project managers, etc.). General Superintendent will act as main point-of-contact for customers’ foremen.Professionally resolve “escalated” issues.Prepare monthly AIA billings. Utilize GCPay, Textura, or other platforms as needed based on customers’ individual processes and procedures.Identify, submit, and track Change Orders throughout jobs. Clearly communicate all changes in scope of work to project ordinate weekly tasks and goals with General Superintendent.Review field staff time sheets and cost codes. Modify as necessary for best accuracy.Attend preconstruction and select, critical progress meetings. Routine progress meetings will be attended by project Foremen or General Superintendent. Debrief with Foremen or General Superintendent following routine progress meetings.Manage subcontractors through buyout, preparation of subcontracts, and scheduling.Prepare submittal packages for customers.Process permits and bonds as needed.Lead a debrief at the conclusion of each job to include what went well, lessons learned, how we can nsider innovative and trending techniques, technology, means and methods of our industry.Ensure safety culture is instilled and followed in organization.Other duties as assigned.Deliverables:Job Kickoff:Lead internal job kickoff meetingWeekly:Prepare for, update, and lead weekly internal job meetings (to include general updates, pending change orders, current or ongoing issues, resource needs, etc.)Three-week look ahead for each active jobsMonthly:Prepare long-term/global look ahead schedule with monthly billing projection for each active (or upcoming) job. Need to predict 90-day cash flow very accurately and 12-month cash flow as best as we can.
