This residential development comprises 100 to 300 units and is a flagship project for one of the contractor’s most prestigious clients.
This position demands a leader with a proven track record in condo construction, capable of driving excellence across all stages of the project, from inception to final handover. The successful candidate will be entrusted with managing one of the contractor's most critical client relationships, ensuring every facet of the project meets the highest standards.
Key Responsibilities
Comprehensive Project Management: Oversee the full project lifecycle for this high-profile condo development, from pre-construction planning through to successful delivery and client handover, ensuring all project objectives are met.
Strategic Client Engagement: Serve as the primary liaison for the client, demonstrating exceptional people skills, maintaining robust communication, and managing expectations to ensure client satisfaction throughout the project.
Leadership & Team Coordination: Lead and synchronize efforts across multidisciplinary teams, including subcontractors, architects, engineers, and internal personnel, fostering a collaborative and efficient work environment.
Accountability Management: Ensure strong accountability among subcontractors, holding them to the highest standards of performance and ensuring that all contractual obligations are met with precision.
Advanced Scheduling & Planning: Develop and manage detailed project schedules using Primavera P6 (experience is a significant advantage), ensuring that timelines are met and proactively addressing potential delays.
Procore Expertise: Extensive experience with Procore is required for managing all aspects of project documentation, tracking progress, and ensuring seamless communication. Proficiency in managing the following Procore tools and features is essential: Project Management Tools: Home, Reports, Documents, Directory, Tasks, Admin, and Connection Manager
Correspondence & Communication: Emails, RFIs, Submittals, Transmittals, and Meetings
Quality & Safety Management: Inspections, Incidents, Observations, and Punch List
Daily Operations: Schedule, Daily Log, Photos, Drawings, Specifications, and Forms
Financial Management: Prime Contracts, Budget, Commitments, Change Orders, Change Events, Invoicing
Preconstruction & Bidding: Manage bidding processes and preconstruction activities efficiently
Effective Communication: Utilize clear and concise communication skills to convey critical details to all project stakeholders, ensuring that important tasks are understood and completed as required.
Financial Stewardship: Take full charge of the project budget, implementing rigorous cost control measures, and ensuring financial objectives are met or exceeded.
Quality Assurance: Implement stringent quality control processes, ensuring that all work is executed to the highest standards, meeting both company and client expectations.
Risk Management: Identify, assess, and mitigate potential risks throughout the project, ensuring proactive measures are in place to handle unforeseen challenges.
Regulatory Compliance: Ensure all project activities comply with local, state, and federal regulations, as well as company policies and procedures.
Executive Reporting: Provide detailed and timely updates to senior management and the client on project progress, financial health, and any issues or risks that arise.
Qualifications and Experience
Educational Background: Bachelor’s degree in Construction Management, Civil Engineering, or a related field. A Master’s degree or relevant certifications (e.g., PMP, CCM) are highly desirable.
Proven Track Record: Minimum of 10 years of experience in construction project management, with significant experience managing large-scale residential projects (100+ units). Condo construction experience is highly .
Technical Proficiency: Procore expertise is essential , with a deep understanding of its full suite of tools for project management, as outlined above. Experience with Primavera P6 for scheduling is highly valued.
Leadership & Team Building: Demonstrated ability to lead and inspire large teams, manage complex relationships, and drive project success in a fast-paced environment.
Accountability & People Skills: Strong ability to hold subcontractors accountable, ensuring high performance and adherence to project standards. Excellent interpersonal skills to maintain positive, productive relationships with clients and stakeholders.
Advanced Problem-Solving: Superior analytical skills, with the ability to anticipate challenges, devise strategic solutions, and make sound decisions under pressure.
Exceptional Communication: Strong verbal and written communication skills, capable of articulating complex concepts clearly and concisely to a diverse range of stakeholders, including clients, subcontractors, and senior management.
