Essential Duties and Responsibilities:

  • Coordinate and supervise the construction process from concept to final walk
  • Ensure projects are completed on time, with all proper documentation, and on budget
  • Possess a deep knowledge of construction, materials, permits (all authorities having jurisdiction), TAS, etc.
  • Oversee selection of design professionals, contractors, vendors, and consultants
  • Oversee bidding process
  • Review, negotiate, and manage contracts
  • Ensure all approvals are neatly documented and filed
  • Possess a deep understanding of engineering and architecture, with the ability to thoroughly review construction documents
  • Possess knowledge of property management and facilities management
  • Read leases, work letters, and related documents
  • Coordinate and prioritize multiple projects of various sizes and locations
  • Possess strong organizational skills with a high level of accuracy and demonstrated efficiency
  • Work well under pressure, use good judgment in escalating and communicating issues
  • Provide exceptional customer service to owners, tenants, leasing, property management
  • Create relationships with vendors, owners, tenants, etc.
  • Work with building engineers and managers to ensure building interests are covered
  • Clearly communicate to keep appropriate parties informed
  • Schedule and lead regular progress meetings on all jobs, taking care to capture clear minutes and action items from each meeting
  • Attend leasing and internal construction team meetings
  • Ensure vendor invoices follow approval process, tracked versus budget, and paid timely
  • Track and provide regular updates on cost- to- date versus budget to appropriate parties
  • When tenant improvement overages arise, gain approval for expenditures in advance, bill timely, and ensure payment is received
  • Possess knowledge of accounting procedures and coordinate with accounting on construction draws/vendor payments
  • Ensure accurate and timely billing of Construction Management Fees
  • Ensure vendor insurance per owner requirements are in place before work occurs and lien wavers are received
  • Ensure receipt of close out of information on jobs at completion, such as warranties, manuals, as-builts (CAD and PDF), approved submittals, etc.
Requirements:

Knowledge, Skills, and Abilities:

  • Bluebeam experience required
  • Excel and Microsoft Office proficiency required – tracking projects, budgets, etc.
  • Strong written and verbal communication skills are required, including the ability to attend sales pitches and present to leadership
  • Proven leadership skills are required; the desired candidate can navigate challenging circumstances with a steady approach
  • Experience as a supervisor is preferred
  • 7+ years of construction project management experience required, preferably with Owner’s representative experience
  • College preferred
