Assistant Construction Manager

Duties and Responsibilities:
•Coordinate and manage critical project documentation and reporting for ongoing construction projects and future developments.
•Support the Construction Manager in all phases of design and construction, ensuring alignment with timelines, budgets, and organizational goals.
•Lead procurement efforts by conducting vendor research, evaluating costs, preparing feasibility studies, and recommending purchasing decisions.
•Review, process, and track submittals, shop drawings, RFI responses, and change orders with accountability for timely resolution.
•Prepare cost analyses, assist with budget forecasting, and review payout applications; ensure proper lien waivers and documentation are received.
•Assist in the competitive bidding process by developing scopes of work, evaluating contractor proposals, conducting material take-offs, and negotiating contract terms.
•Develop and manage project timelines, identify procurement milestones, and monitor the critical path to ensure timely project completion.
•Conduct real estate and site due diligence in support of project feasibility and acquisition.
•Prepare and present bi-monthly construction progress reports and project status updates to leadership.
•Collaborate cross-functionally with internal departments (e.g., legal, finance, real estate) to ensure seamless project execution.
•Stay informed on industry best practices, evolving safety protocols, and quality standards to ensure compliance and operational excellence.
Requirements
Education and Experience
•Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred; equivalent work experience considered.
•Minimum 5 years of progressive experience in commercial, industrial, or specialized construction project management.
•Demonstrated ability to analyze project data, assess vendor performance, and support strategic decision-making in construction operations.
•Strong understanding of construction documents, materials, methods, scheduling, and applicable building standards.
•Highly organized, self-directed, and capable of managing multiple projects with competing deadlines.
•Proficient in Microsoft Office Suite (Excel, Word, Outlook) and Adobe Acrobat; project management software experience is a plus.
