Position Overview
We are seeking a construction Assistant Project Manager (APM) to join Stellar's Construction team, supporting portfolio-wide capital expenditure construction projects. This role covers a wide range of construction scopes, including faade compliance, elevator modernizations, MEP upgrades, apartment renovations, and common area improvements. The APM will coordinate with internal departments and external consultants to ensure efficient and high-quality project execution.
Supervisory/Leadership Responsibilities
- Coordinate directly with project teams, contractors, consultants, and building staff
- Take initiative and support full-cycle project execution with moderate oversight
- Ensure timely communication across departments including property management and leasing
General Duties/Responsibilities
•Assist in managing capital improvement and renovation projects across the portfolio, including:
- Faade restorations (e.g. Local Law 11)
- Elevator upgrades
- HVAC and boiler system replacements
- Roofing and waterproofing
- Apartment turnovers, gut renovations, and unit combinations
- Lobby, corridor, and amenity upgrades
- Life safety and ADA compliance work
•Ensure project compliance with applicable NYC Local Laws, including LL11 (facade inspections), LL26 (sprinklers, egress signage), LL84/87/88/97/33/95 (energy benchmarking, audits, retro-commissioning, emissions reporting), LL126 (parking inspections), LL152 (gas piping), LL191 (carbon monoxide detectors), LL31 (lead paint testing), and LL160 (permit restriction due to violations)
•Draft scopes of work and bid packages
•Track RFIs, submittals, and change orders
•Perform plan reviews and quantity takeoffs (Excel, Bluebeam)
•Maintain project budgets, cost logs, and forecasts (Yardi)
•Support invoice processing and contractor billing (AIA documentation)
•Assist in project scheduling (MS Project)
•Help with DOB, LPC, and agency filings
•Conduct site visits and log construction progress
•Prepare meeting agendas and notes
•Support close-out procedures including punch lists and final documentation
Education and Experience
•Bachelor's degree preferred (construction management, architecture, engineering, or related field)
•1 - 3 years of experience in construction or a construction-related field
Physical Requirements
•Mix of fieldwork across the five boroughs and in-office presence
•Ability to safely access active construction sites
•Must be able to stand, walk, and communicate effectively in both field and office environments
Wages & benefits:
•$80,000 - $90,000 annually

Required Skills/Abilities
•Strong interest in construction project management
•Exposure to NYC agency permitting and building systems a plus
•Detail-oriented with strong organizational and communication skills
•Familiarity with construction tools: Excel, MS Project, Bluebeam, Procore, Yardi (preferred)
•Ability to manage time effectively in a fast-paced environment
