Assistant Project Manager-Construction

SC Swiderski is seeking a driven Assistant Project Manager- Construction (APM) to support our dynamic construction team from project conception to completion. This role is ideal for an individual with a strong foundation in construction processes, attention to detail, and a proactive approach to supporting large-scale residential and commercial developments. As an APM, you will play a key role in coordinating plans, budgets, bids, permits, and schedules, ensuring every project meets our high-quality standards, timelines, and financial expectations.
1. Pre-Construction & Planning - 25%
- Coordinate with acquisition teams, engineers, and architects to review and finalize project plans.
- Assist with permit applications, zoning compliance, and code requirements.
- Prepare bid packages, distribute plans for pricing, and support contractor selection.
- Support contract drafting and budget development.
- Perform regular site visits to assess progress, verify scope accuracy, and ensure work aligns with plans and safety regulations.
- Monitor quality control, report project milestones, and assist with addressing field issues.
- Track equipment and material delivery, ensuring timely procurement and inventory oversight.
- Assist in building and maintaining project schedules with key deliverables and deadlines.
- Track actual costs vs. budget, identify variances, and recommend corrective actions.
- Help negotiate change orders, manage subcontractor billing, and control cost overruns.
- Maintain detailed documentation including contracts, permits, reports, and correspondence.
- Provide timely updates to stakeholders, including internal teams and clients.
- Foster strong working relationships with vendors, contractors, and coworkers.
- Support Project Managers with administrative tasks and other duties as assigned.
Requirements
Required Qualifications:
- Degree in Construction Management, Engineering, Building Science, or related field, or equivalent experience.
- Minimum 1 year of construction project coordination or assistant PM experience.
- Working knowledge of construction contracts, permitting, and scheduling.
- Proficient in Microsoft Office and project management software.
- Valid driver's license and reliable transportation for jobsite visits.
- OSHA 10 certification (or ability to obtain within 90 days).
- 2-3+ years of experience in residential or commercial construction.
- Continuing education or certifications in Project Management (preferred but not required).
- Familiarity with software such as Sage, Procore, Builder trend, or similar platforms.
- Ability to lift up to 40 lbs.
- Comfortable working at a desk and visiting active construction sites.
- Clear verbal communication and adequate hearing for phone and in-person interaction.
- Flexibility to work occasional extended hours or travel as needed.
