Building Construction Superintendent
This position works under general direction and requires thorough knowledge of building construction:
Oversees construction project operations (e.g., reviews proposals and contracts, monitoring progress of vendors, receives direction from Construction, Activation, Maintenance and Sustainability (CAMS) project managers) and oversees all maintenance and repair shops at assigned adult correctional institution/facility.
Supervises all maintenance staff or supervise at least one Building Maintenance Superintendent 2 and assigned staff.
Prepares quarterly, annual and biennium budget and exercises budgetary control for departments or institution's maintenance and repair programs.
Submits for approval to purchase of equipment and supplies.
Develops cost estimates and long-range plans for maintenance operation.
Reviews specifications, proposals and contracts.
Monitors contracts and agreements.
Prepares progress report of maintenance projects.
Resolves problems.
Examines, prepares and maintains various work-related documentation (e.g., maintains files regarding projects, prepares correspondence to include cost justification of planned projects, directs preparation of bills for materials and orders supplies, prepares specification requirements for materials to be bid, estimates construction requirement costs, prepares project progress reports, checks requested changes in plans and specifications, reviews cost breakdowns with architect and/or engineer to ascertain availability of monies prior to submission to superiors for approval or disapproval and makes recommendations to minimize construction costs, prepares written reports indicating findings of meetings reflecting recommendations for building repair, demolition or replacement).
Participates in meetings for various purposes (e.g., meets with vendors to select appropriate materials).
Coordinates and conducts meetings and activities of architects and/or engineers, state agencies, prime contractors, manufacturer representatives and/or material suppliers such as during construction, final inspection or when special problems arise.
Performs various work-related miscellaneous tasks (e.g., performs carpentry work, oversees maintenance and landscaping activities).
Reviews applications, interviews applicants for employment and makes recommendations for hire.
Attends department meetings and/or other meetings as required.
Attends in-service training and/or other training as required.
