Role Overview The Commercial Construction Estimating Manager will be instrumental in preparing comprehensive cost estimates for competitive bids and negotiated proposals. This role involves innovating construction processes and enhancing project delivery while adhering to JE Dunn’s core values and standards. Key Responsibilities:
Conduct detailed quantity surveys of materials as outlined in project plans. Interpret and analyze project specifications effectively. Maintain an organized audit trail for quantity surveys across estimates. Assist in vendor and subcontractor pricing, bidding processes, and overall coordination. Distribute plans and specifications to vendors and subcontractors. Build and nurture collaborative relationships with stakeholders, including project teams, clients, subcontractors, and vendors. Gain hands-on estimating experience through self-performed tasks. Expose yourself to field operations by offering onsite project support when applicable. Prepare advanced cost estimates for bids and proposals, ensuring accuracy and value creation in each estimate. Summarize material and cost estimates from associated vendors. Track value enhancement items through the project lifecycle and document thoroughly. Develop scopes of work for all trades, including distribution responsibilities and solicitation coordination. Leverage project schedules and logistics in developing estimates. Aid in analyzing building components and MEP systems to support operational efficiency. Manage bid day summaries and engage in project procurement discussions. Foster collaboration with field staff to discover cost-effective construction solutions during preconstruction. Deliver professional documentation at the conclusion of each major estimate. Identify opportunities to improve profit margins through a comprehensive understanding of insurance structures and rates. Provide training and mentorship to junior staff. Required Knowledge, Skills & Abilities: Attention to detail with the ability to work accurately and meet deadlines. Strong verbal and written communication skills. Aptitude for conducting effective presentations. Proficient in MS Office, especially Excel. Ability to read and interpret drawings and specifications. Experience in construction estimating software and related technologies. Understanding of construction management principles and practices. Familiarity with operational aspects of construction, informed by project experience. Competence in preparing quantity surveys. Awareness of Lean processes and methodologies. Knowledge of specific construction trades and scopes. Insight into self-performing work and maintaining labor productivity. Capability to develop estimates for general requirements. Willingness to master software such as Lens or Revit. Ability to establish and nurture professional relationships within teams and stakeholders. Education & Experience: Bachelor's degree in construction management, engineering, or a related field is preferred. Equivalent relevant experience will be accepted in lieu of certain formal education. A minimum of 3 years of estimating experience, with a preference for 5+ years in overall construction roles. Work Environment: Valid, unrestricted driver’s license is mandatory. Ability to lift up to 10 pounds is expected. May involve occasional overnight travel. Flexibility to work non-traditional hours as project needs dictate. Normal office conditions apply, though exposure to varying weather may occur.
