Position Summary
NPSG Built is looking for someone to be an integral part an amazing team with opportunity for professional growth and advancement. The position of Commercial Construction Estimator is a hands-on role responsible for providing accurate and timely cost estimates for construction projects to ensure that the project can be completed within budget and on schedule. You will work closely with the project team, including the Director of Preconstruction, architects, engineers, project managers, and subcontractors to analyze construction plans, create cost estimates, and provide recommendations for project cost savings. You will ensure that the estimates are accurate, complete, and reflect the actual requirements of the project. You will assure there are an adequate number of acceptable proposals received from qualified subcontractors.
Key Responsibilities
Read and analyze bid packages/RFPs including bid documents, construction drawings, and specifications to prepare accurate cost estimates for commercial construction projects, including materials, labor, equipment, and other costs.
Work with architects, engineers, and project managers to determine project scope, schedule, and budget requirements.
Attend pre-bid meetings, site visits, and other meetings to gather information and clarify project requirements.
Identify and formulate RFI’s for design team consideration.
Develop detailed scopes of work and bid packages.
Meet bid submittal due dates and any other milestone dates required.
Provide clear scopes of work to all subcontractors and prequalify subcontractors.
Review and evaluate bids from subcontractors and vendors to ensure competitive pricing and quality, to certify a complete scope of work is covered, and to minimize the risk of scope gaps or double coverage.
Identify long-lead items and other impacts to the critical path.
Prepare and analyze cost models during the design development or bidding period.
Assure that the estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project.
Act as a document reviewer and advisor for constructability and value analysis.
Coordinate and assure that a preliminary construction schedule has been developed for each estimate or proposal.
Create realistic and detailed schedules for all design, approval, estimating, and purchasing activities.
Research and analyze data to support cost estimates, including current market pricing for materials and labor, and historical data from similar projects.
Evaluate and recommend cost-saving measures to project teams, such as alternative construction methods or materials.
Prepare and submit accurate and detailed cost estimates and proposals for review and approval.
Assure that potential risk factors have been evaluated and reviewed with senior management.
Review and approve all estimates and schedules prepared for negotiated work and competitively bid jobs.
Organize and lead the handoff meeting between the preconstruction team and the project management team.
Collaborate with project teams to ensure that estimates are accurate, and that budgets and schedules are adhered to throughout the project lifecycle.
Communicate with suppliers, subcontractors, and other vendors to obtain pricing information and ensure timely delivery of materials and services.
Monitor and analyze project costs and budget throughout the project lifecycle and make recommendations for adjustments as needed.
Maintain accurate records of all cost estimates, proposals, and other project-related documents.
Maintain a current subcontractor and vendor log.
Assist in the procurement of new business for the company.
Qualifications & Experience
Bachelor's degree in construction management, engineering, architecture, or a related field is preferred.
5+ years of experience in commercial construction estimating and/or field experience.
Solid knowledge of construction materials, methods, and processes.
Proficiency with construction software, preferably Procore for Preconstruction Services and Microsoft Project.
Excellent analytical and problem-solving skills, with the ability to evaluate and recommend cost-saving measures.
Strong attention to detail and ability to manage multiple projects and priorities concurrently.
Capacity to prioritize duties and work in a fast-paced environment.
Excellent written and verbal communication skills, with the ability to communicate effectively with project teams, suppliers, subcontractors, and other stakeholders.
Ability to work independently and/or as part of a team while maintaining flexibility and a positive attitude.
Strong organizational and time-management skills.
Knowledge of OSHA regulations and safety practices.
Effective interpersonal skills and a professional appearance.
Possess a sense of urgency.
Understand and appreciate the confidential nature of our business.
Thorough working knowledge and understanding of all project management controls systems (scheduling, estimating, cost control, and procurement).
