JOB DESCRIPTION
Superintendents maintain a full-time on-site presence at the Project Site to guarantee our commitment to building the right way and by the most cost-effective, schedule-conscious means possible. They are responsible for implementing and enforcing Butler-Cohen’s safety culture on the project site, as well as providing continuous field supervision, coordination, and completion of the Work, and managing the site. Other tasks include but are not limited to organization and coordination of Subcontractors, keeping cost records on Work performed and materials supplied, controlling costs in materials and wages, and exercising control over the rate of construction progress to ensure completion of the Project within the Project Schedule; inspecting or observing the Work to enforce conformity to the Contract Documents; and supervising trades, subcontractors, clerical staff, and other personnel employed in the construction of the Project.
ESSENTIAL DUTIES/RESPONSIBILITIES
- Manage the activities of subcontractors, vendors, and labor, maintaining strict control over the accuracy and quality of each work activity. This includes communicating the project schedule.
- Prepare 3-week look-ahead schedules and maintain project schedule controls.
- Identify and document deficient on-site activities that may impede progress or compliance with Contract Documents.
- Review change orders with the Project Manager before execution.
- Review subcontract agreements.
- Review the budget for each work activity with the project manager.
- Coordinate receipt of an inventory of all Owner-supplied materials.
- Provide complete daily reports to the Project Manager, with sufficient detail, accurate tracking of issues/delays, and positive observations noted.
- Maintain open communication and goodwill with the Owner's representative by coordinating pertinent work activities, attending project progress meetings, and scheduling meetings to ensure understanding of the client’s expectations.
- Own the process for scheduling subcontractors.
- Review approved/returned submittals.
- Prepare/assist in writing RFIs to the design team.
- Implement, manage, and maintain the company's orientation program for all new project workers, including the implementation of safety policies and incorporation of site-specific requirements.
- Maintain a clean and in-order set of project as-built drawings.
- Implement, maintain, and enforce the company's quality control plan.
- Coordinate all required field inspections and maintain the inspection log.
- Perform, upload, and maintain daily manpower reports, JHAs, Toolbox Talks, labor reports, and Monthly Checklists.
- Assist/lead in weekly internal project coordination meetings.
- Assist/lead in weekly project subcontractor meetings.
- Review monthly pay applications for work in place in conjunction with the project manager.
- Foster positive subcontractor relations by treating all subcontractors and vendors with professionalism and fairness.
JOB REQUIREMENTS
Education/Experience Required:
- 8-10+ years of construction management experience, OR a combination of a BA/BS in a construction-related field plus construction management experience totaling 10+ years
- Must have run at least one job of $5-10 million value or greater
- Preferred experience in ground-up new construction or heavy renovation projects, whether in a fully operational facility or not.
- Experience in QA/QC Methods, inspection, and enforcement.
- Bilingual (English-Spanish) is a plus
Skills/Abilities Required:
- Must have the ability to work flexible hours, including weekends.
- Willingness to travel in the market and/or relocate based on project location.
- Able to work in all elements of the outdoor environment, including heat, cold, rain, snow, and wind.
- Able to access the entire job site, including stairs, scaffolding, ladders, elevation changes, etc.
- Can work in physical positions, including kneeling, sitting, standing, squatting, bending over, and more, as the job requires.
- Must be able to move, carry, or position items weighing up to 50 pounds
- Must be able to inspect field construction work for compliance with plans and specifications.
- Communicate clearly with the full spectrum of project stakeholders to achieve positive results.
- Demonstrated leadership skills and strategies for organizing all scopes, people, materials, tools, and equipment to manage the project successfully.
- The ability to establish and maintain a positive and professional working relationship with individuals at all company levels, including client representatives and subcontractors.
- Must be able to work and perform duties with minimal supervision and have extensive problem-solving skills.
- Must have basic computer skills, including Microsoft Office Suite and Project Management software (Procore preferred).
- Strong working knowledge of all project documents, including specifications, plans, submittals, subcontracts, shop drawings, and any other project-specific documents.
- Proficiency in electrical, mechanical, plumbing, and structural systems
- Knowledge of local quality, safety, and health guidelines for construction job sites.
- In-depth understanding of construction operations and processes.
- Working knowledge of OSHA requirements and OSHA site visits.
