The Construction Contract Manager will play a key role in managing and overseeing various construction contract administration activities. This position requires a thorough understanding of contract documents and the ability to apply established processes and procedures throughout the construction phase. In collaboration with the Project Managers, the Construction Contract Manager serves as the primary point of contact between the Owner and the General Contractor/Construction Manager. This role reports to the Director of Construction Administration.
Responsibilities
- Manage, communicate, and document all activities during the construction phase of the contract.
- Demonstrate a strong understanding of contract requirements and services throughout the construction phase, including the conditions of both the design and construction contracts.
- Work closely with the design team to provide clear guidance on the interpretation of Contract Documents.
- Maintain professional interactions with all parties involved in the construction process, including Owners, Architects, Designers, General Contractors, and local authorities having jurisdiction.
- Conduct site observations, including progress reviews, building envelope evaluations, above-ceiling reviews, substantial completion punch list preparation and follow-ups, and final completion documentation.
- Review shop drawings, RFIs, Change Orders, pay applications, and closeout documents, including record documents, warranties, and operation and maintenance manuals.
- Attend pre-installation meetings, perform site observations, and carry out other critical site visits. Document these activities with reports and meeting minutes to support project requirements.
- Conduct QA/QC reviews of design documents.
- Navigate active construction sites safely, including traversing uneven terrain, climbing ladders and scaffolding, and conducting thorough construction reviews.
- This position may require regular travel for client meetings and site visits, including the flexibility for international travel as needed.
- This role may require adjusting work hours or working additional hours as needed to meet project deadlines and business demands.

Requirements
- High School Diploma or GED. Bachelor's degree in Engineering, Architecture, Construction Management, or a related field preferred.
- Previous experience with a Design/Architectural firm.
- 5 years of experience in field observation, project administration, or Construction Management.
- Strong knowledge of construction processes and practices.
- Experience working on Healthcare, Department of Defense (DOD), and/or other government contractor projects.
- Demonstrated expertise in managing tasks autonomously, providing strategic solutions, and delivering exceptional results with minimal oversight.
- Strong interpersonal, client service, and communications skills.
- Proven experience in resolving conflicts and achieving positive project outcomes and client satisfaction.
- Proficient in Microsoft 365 suite.
- Proficient in PDF software (e.g., Bluebeam, Adobe), with a strong focus on utilizing markup and annotation features effectively.

Amount of Travel Required
This position will require occasional travel, some of which may be international.
