Duties and Qualifications
(Seeking Commercial, Industrial level Construction Foreman/Lead
This position is responsible for the daily operation of a job site, including but not limited to production, and procurement of materials, manpower, and equipment. Supervises all direct labor positions on the assigned project. Manages and oversees any contracted work on the site to ensure successful project completion. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
Knowledge and efficiency in:
Interacts with the Project Manager to develop Project management planning, determine the project schedule; coordinates pre-construction meetings prior to mobilization, develops and utilizes "look ahead" schedules to assess progress and spot upcoming issues.
Use strong verbal and written communication skills to interact with all levels of employees, CDC management, and outside partners such as owners, architects, engineers, subcontractors, and suppliers.
Commercial concrete experience and/or industrial projects as a Foreman/Lead (prefer 5-10year experience) with a demonstrated ability to lead and supervise your employees.
Establish project objectives, schedules, policies, procedures and performance standards within boundaries of company polices.
Provides overall management direction for existing projects and develop new business opportunities relative to a particular client, group of clients, geographical area or type of project.
Directs procurement of tools and materials to be delivered at specified times to conform to work schedules.
Collaborate with subcontractors, suppliers, and CDC field personnel to mobilize and administer efforts throughout the life of the project.
Has good understanding and knowledge of subcontractors' scopes of work and tolerances and manages all aspects of subcontractors.
Monitor/ control construction through administrative direction of on-site foreman to ensure project is built on schedule and within budget; investigate potentially serious situations and implement corrective measures.
Manage financial aspects of contracts (fee payment, rental equipment, income/expenses, etc.) to protect company’s interest and simultaneously maintain good relationship with clients.
Studies specifications to plan procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction, based on knowledge of available tools and equipment and various building methods.
Ensures all parties involved with the project are informed of construction issues and progress: (1) meets with and directs supervisory personnel engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays; (2) meets regularly with craft personnel to update them on construction issues and to gather input for solutions; (4) meets regularly with clients to update them on the project's progress.
Works with supervisory personnel and labor representatives to resolve complaints and grievances within the project work force.
Confers with supervisory and engineering personnel and/or inspectors and suppliers of tools and materials to resolve construction problems and to improve construction methods.
Inspects all aspects of the work in progress to ensure that work conforms to specifications, to construction schedules, conduct final inspections prior to project close-out.
Ensures company quality assurance and quality control are adhered to.
Is responsible for the overall profit & loss of each job proactively seeks profit opportunities on all projects. Monitors cost performance to detect and understand variances from the cost baseline
Understands and applies building codes and other design requirements effectively and proficiently.
Provide accurate invoicing and timely delivery of materials and equipment, review in actual cost versus estimated costs and finalize project costs and adjustments upon project completion.
Has good administrative skills, monitors the progress and coordination of work activities; keeps other members of the organization informed of progress and problems.
Has a good management skill, established techniques to effectively and proactively monitor and supervise the work of subordinates and to follow up on the results of delegated assignments.
Maintains integrity, maintains the normal standards of ethics, conduct, and organizational policies in job-related activities.
Plans effectively: establishes courses of action for self and for others; allocates resources and assigns personnel; and uses time efficiently.
Is professional: displays appropriate appearance and professional conduct; makes a good impression on others and interpersonal relationships; uses tact and is sensitively inclined.
Familiarity in working with DOT and other infrastructure agencies.
Implement safe work plan on all projects. Encourages and enforces safe work practices, upholds and maintains all CDC Safety policies and procedures on all projects.
Has knowledge and experience in working with spreadsheets and word processing software, read and navigate blueprints accurately, using scheduling software programs, and having an overall fundamental knowledge in computer literacy.
