The Capital Improvement Specialist II reports to the Capital Improvement Specialist III and the Director of Capital Improvements.


RESPONSIBILITIES

Work with the Capital Improvements Specialist III and Superintendents to plan and implement all capital improvement projects and renovation work.

Work closely with Capital Improvements Specialist III to complete projects within established budgets and timelines.

Must be able to write comprehensive scopes of work that are project specific.

Must be able to work in conjunction with other employees within the department without issues.

Assist in all Capital Improvement Specialist issues including, but not limited to, electrical repairs, plumbing repairs, carpentry work, custodial work and concrete, masonry, HVAC, roofing fencing and signage when needed.

Perform touch-up & complete painting, to interior and exterior communities on an as needed.

Perform carpentry work, such as fitting doors, freeing windows, replacing, and building shelves, sanding, and refinishing floors etc.

Keep equipment clean and in orderly working condition.

Have constant knowledge regarding contracts and vendors, their services, and goods.

Must be conscious of a safe work environment.

Must own most "tools of the trade;" skill saw, air compressor, nail guns and all hand tools.

Must attend Company sponsored events and training that relate to the development of the team.

(If necessary) Must have current license and be insured to drive for company business.

Must have dependable transportation to get to and from job site.

Must have a telephone and inform supervisor of current phone number.

Must be able to read, write and speak English.

Must be able to perform all trades. Plumbing, Electrical, Carpentry, Framing, Deck Repairs,

HVAC, ECT.

Must be punctual and initiative-taker.

Assist in pulling permits and scheduling inspections when necessary.

Clean and maintain a safe job site daily.


SKILLS

Must possess ability to serve as a resource to others in the resolution of complex problems and issues.

General knowledge of current building codes.

Must be able to read and understand blueprints.

Rely on experience and judgment to plan and accomplish assigned goals. May orient, train, assign and check the work of lower-level employees.

Ability to work with and understand persons of all ethnic and family backgrounds.

Must demonstrate initiative, professionalism, integrity, and exercise confidentiality in all areas of performance.

Concern for work-safety program.

Maintain work pace appropriate to given workload.

Perform complex and varied tasks.

Relate to others beyond giving and receiving instructions.

Advanced budgeting and trade specific pricing knowledge and understanding.

Ability to forecast future projects and forward plan.

Be a team player.


EXPERIENCE

5+ or more years of experience in the construction field.

High school education or equivalent is needed with proficiency in both verbal and written communication skills.

Compensation

$25 - $30 per hour
