Description
Role:
Responsible for originating and negotiating construction loans, land loans and land purchases. Approves construction loans with policy directions from the Construction/Mortgage Manager.
Essential Functions & Responsibilities:
Directs the disbursement of construction loan payouts ensuring that proper procedures and controls are being maintained as to required
inspections prior to all disbursements and any restrictions or limiting conditions contained in the loan approval.
Reviews interest billing records prior to mailing. Responsible for rolling construction loans to permanent on loan servicing system.
Interacts with customers, builders and legal counsel on construction loan projects; Oversees first mortgage underwriting for
construction/permanent and improvement loans.
Communicates construction loan policy and procedure to regional lending staff. Supervises and trains all construction loan origination and
closing personnel.
Analyzes and makes recommendations on substantial loan requests. Presents and reviews major construction loan requests with the Construction Loan Manager/Mortgage Manager.
Supervises loan origination and closing personnel in Construction Loan Department.
Keeps close liaison with all major builders, developers and Realtors; Maintains a regular contact program with these people in the credit union's field of membership promoting loan programs to key relationships.
Prepares reports and analysis as required regarding the status of construction projects and other information related to construction activity and loan demand in market area.
Designs systems for construction loan processing and record keeping to improve departmental efficiency; Assists in writing and maintaining
construction lending policies and procedures.
Must comply with all company policies and procedures, applicable laws and regulations, including but not limited to, the Bank Secrecy Act,
the Patriot Act, and the Office of Foreign Assets Control.
Qualifications
Knowledge and Skills:
Experience
Three years to five years of similar or related experience.
Education
(1) A two year college degree or (2) Completion of a specialized course of study at a
business or trade school or (3) Completion of a specialized and extensive in-house training
Interpersonal Skills
Courtesy, tact, and diplomacy are essential elements of the job. Work involves much
personal contact with others inside and/or outside the organization for purposes of giving or
obtaining information, building relationships, or soliciting cooperation.
Other Skills
Knowledge of the secondary market and experience with first and second mortgage
residential real estate lending. Must be familiar with various computer software programs
and comfortable with automated technology. Must be able to type, use PC and general
office equipment including ten-key calculator.
Physical Requirements
While performing the duties of this job, the employee is regularly required to sit and use
hands to finger, handle, or feel objects, tools, or controls. The employee frequently is
required to reach with hands and arms. The employee is often required to stand, walk, talk,
and hear. The employee occasionally is required to stoop, crouch and kneel.
