Construction Manager Opportunities

We are looking for talented Construction Managers for current and future projects at all levels (Level 1, 2, and Senior) to support a variety of exciting projects, including public works, capital improvement projects for K-12 schools, community college districts, public and private universities, city or municipal projects, and airport projects to name a few. Please note that this description is a general representation of the Construction Manager role and each actual position you are considered for will have unique client requirements.
Assistant Construction Manager
Responsibilities include:
- Assist with performing a variety of administrative and professional duties related to the company's facilities planning and construction program; participate in the development of the company's long-range growth and capital improvement strategic master plans; assure compliance with applicable laws, codes, rules and regulations.
- Assist with environmental aspects as related to the planning and construction contracts; review architectural plans for conformance to hazardous materials and geotechnical-related issues; coordinate the involvement of District departments in the facilities planning and design process.
- Assist in planning renovation, modernization, and construction of company's facilities, including schools, portable classrooms and other support facilities; review and recommend contracts, leases, and other agreements for District facilities as related to specific environmental concerns.
- Assist with managing hazardous material consultants, overseeing scope of work and administering contracts.
- Assist with serving as a liaison between company's personnel and outside agencies regarding environmental activities; confer with company staff, consultants and representatives of public agencies regarding planning requirements, schedules and issues.
- Participate in the site acquisition process; interpret and apply California Environmental Quality Act and State Department of Education guidelines.
- Assist with prepare environmental Request for Proposals (RFP) and Request for Qualifications (RFQ); analyze the scope and cost of contractor and consultant proposals; review project plans and specifications prior to bids; participate in pre-bid walks and bid openings; utilize the Critical Path Method (CPM) to calculate project timelines and schedules.
- Research and maintain current knowledge of laws, codes, rules and regulations related to assigned activities.
- Assist with providing technical expertise and information regarding assigned functions and participate in the formulation of policies, procedures and programs; provide advisement of unusual trends or problems and recommend appropriate corrective action.
- Assist with the preparation and maintenance of a variety of reports, records and files related to assigned activities; compose written and oral communications to convey information in accordance with District policies and procedures.
- Operate a computer and assigned software; review and evaluate facilities planning software applications and recommend new software or improvements; drive a vehicle to conduct work and visit sites.
- Attend and represent the company in a variety of meetings, conferences and governmental hearings related to assigned activities; prepare and deliver oral presentations as requested.
Construction Manager II (OAR II)
Responsibilities include:
- Manages, oversees and coordinates all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projects.
- Reviews pre-construction documents and submits comments to Designer as necessary.
- Plans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projects.
- Coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work, coordinates with various District and Project staff.
- Manages both the project budget and schedule to meet the district's qualitative standards; monitors project budget on a monthly basis and ensures that the budget accurately reflects the project status/progress.
- Manages daily activities of the contractor, reviews contractors' construction schedules and submittals, and coordinates responses to the contractors' inquiries thru the Requests for Clarifications (RFC) and other related documents.
- Reviews substitution submittals from contractors to ensure specification and/or District requirements are complied with.
- Receives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions; reviews and addresses any and all Schedule impacts in accordance with the project specifications in a timely manner.
- Reviews the process and monitors payments for the contractor, architects, engineers and any other pertinent parties.
- Administers provisions of Professional Service Agreements between Architects and the District
- Coordinates District delivery of related fixtures, furniture and equipment
- Monitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close out.
- Perform other related duties as assigned.
Senior Construction Manager
Responsibilities include:
- Responsible for managing the design, procurement, and construction process.
- Leads project collaboration progress, including initial planning, scope development, contracting, construction administration and closeout; maintaining day-to-day project-level leadership responsibility throughout the project life cycle.
- Responsible for preparing, managing, and supporting the documentation required for a post-performance review, audit, or other governing agency process inspection.
- Manages and monitors contract budgets; interacts with the fiscal management to reconcile contracts and budgets and report on monthly cash flow activities.
- Guides design decisions by project stakeholders to maintain the project scope and schedule within the approved budget.
- Prepares schematic, preliminary, and construction document submittals for review by the authorities having jurisdiction.
- Assists in the preparation of presentation materials for committee or board presentations, meetings, monthly project updates, and other executive-level presentations.
- Obtains or assists in the procurement of all required plan reviews prior to bidding. These include, but are not limited to, the State Fire Marshal, Division of the State Architect, plan check agencies for life safety and code compliance, Seismic Peer Review, Mechanical Systems.
- Review, Commissioning (if necessary), or other agencies that may be necessary based on the scope of work for the project.
- Ensures compliance with state regulations and all other authorities having jurisdiction.
- Coordinates the Constructability Review and the value engineering process.
- Contributes to all Owner procurement processes.
- Manages the entire construction process, including Scope, Schedule, Budget, Change Management, and Close-out.
- Other relevant Senior Construction Manager duties as assigned, including but not limited to oversight of assigned staff.
Qualifications
Assistant Construction Manager:
- 5-10 years of specialized experience in Facilities Development, Construction Management, Business, and related disciplines.
- Experience with Education Facilities is desirable.
- Bachelor's Degree Preferred
Construction Manager II (OAR II):
- Fifteen (15) years full time paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction.
- Five (5) of the fifteen (15) years should have full responsibility for coordinating complex projects with construction values in excess of $20M.
- Design Build Experience
- Experience utilizing Building Information Modeling (BIM)
- Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS)
- Experience with Division of the State Architect (DSA) construction/design processes
- Safety and OSHA Safety Regulations (OSHA 30 minimum)
- Graduation from a recognized college or university with a bachelor's degree in architecture, Engineering, or Construction Management
- Graduation from a recognized college or university with a bachelor's degree. Candidate must be able to complete the Certified Construction Manager (CCM) credential within one (1) year of employment in the Facilities Services Division of the client.
- College undergraduate but possess more than 20 years of Construction or Project Management experience and must complete the Certified Construction Manager (CCM) credential within one (1) year of employment in the Facilities Services Division.
- Possession of a valid Certified Construction Manager (CCM) credential which may substitute for
