We are looking for individuals who have detailed functional knowledge and understanding managing assets, portfolios, performing home inspections, and experience leading teams to oversee residential construction rehab projects including expertise in identifying and executing repairs necessary to bring the home to meet company standards, and create a safe and enjoyable habitat for prospective tenants.
Your key objective is to ensure your region meets the company's and departments KPI's for; the time and efficiency of completing property inspections, preparation of repair bids to Company standards using approved pricing and leading all aspects of the rehab process including selection and oversight of approved vendors/contractors, timeline management of the repair project, and quality assurance.
This a role has responsibility for our North region that includes Indianapolis (IN), Memphis (TN), Pittsburg (PA) and & St. Louis (MO). You may live in any of those respective markets.
The Role: This position includes, but is not limited to, the following responsibilities :
Help assist the Regional Construction Managers responsibility for the overall performance of their assigned regions, which is measured but not limited to, Time, Cost and Quality of construction.
Ensuring your teams are performing timely inspections that meets agreed timeline standards, and company property standards. May also need to perform inspections from time to time.
Perform revisions to scopes by coordinating with the Asset Management Team prior to approval
Make recommendations on engaging and terminating vendors and contractors to use on each project or job by working with supervisor and vendor procurement teams.
Oversee and ensure all inventory counts are accurate and reported to supply chain in accordance with their periodicity.
Coordinate with supply chain and vendor procurement teams to ensure your regions have set vendor capacity in areas as needed help mitigate vendor issues to include RFPs
Be available for all team meetings to include bringing relevant information to RFP meeting to negotiate with asset and supply chain with recommended pricing adjustments for price list. To include revision of ender catalogue after meeting to ensure all updates have been added to our pricing on ender
Effectively and efficiently assign the approved renovations to third party vendors, ensure equal and fair job assignments, while maintaining productive ongoing relationships
Ensure employees, vendors and contractors are held accountable for quality, completeness, and timely work.
Property condition management - Ensuring each team/employee performs specific repair and/or securing work such as rekeying of properties within the required timeframe.
Daily monitoring, updating and reporting through the property management system to keep current on status and next steps for all assigned properties to include running the weekly in repair report Monday and Thursday with report to regional
Review COs for accuracy and validity; to include review of scope to ensure scope was accurate and how or why items were missed. Set individual meetings for coaching and accelerate to regional or HR if needed if needed
Ensuring the renovations are on track and will meet deadlines by holding staff and vendors accountable for documenting the rehab process including "before" and "after" photos, and timestamped descriptive notes. to include reviewing all checklists, completion photos, smart devices have been completed and installed. With report to regional were needed
Pull any completions that do not meet our standards. Set up time for coaching on completions and further training were applicable
Meet with field staff and provide accurate weekly and monthly rehab completion projections to management
Meet with field staff quarterly review and discuss individual performance to include KPI's , benchmarks and setting expectations.
Quarterly market visits to evaluate employees and marketed home audits for qc with report to reginal
Qualifications and Experience HS Diploma required with College Degree preferred
5 - 10 years of residential construction, property inspection experience with vocational/technical school a plus
Demonstrated ability to create and manage budgets and to negotiate contracts
Deep knowledge of local and national building/property management codes
5+ years of excellent leadership and management skills with a focus on customer service
Ability to effectively manage and execute on multiple activities in a fast-paced work environment
Strong interpersonal, oral and written communication and reading skills
General knowledge of plumbing, electrical, mechanical, and HVAC
Strong organizational and time-management skills for both self and others to consistently meet goals and deadlines while maintaining quality
Computer Skills including proficiency with Microsoft Outlook and Excel
Must have a current and valid driver's license
Proactive, self-directed, and highly motivated
Additional Information: This role routinely uses standard office equipment and computers.
This role requires travel to our properties across multiple regions and may be physically demanding. Physical demands representative of requirements to successfully perform the essential functions of this job include the ability to perform duties such as the following for prolonged periods:
- unassisted lifting up to 50 pounds,
- bending, walking, kneeling, stretching
- work on step ladders and/or extension ladders up to 30 feet,
- work in confined spaces, indoors and outdoors in all climates including unclean environments with fumes, dust, and poor ventilation
It is expected that all duties are performed in a safe manner

Days of work are Monday through Friday with occasional evening and weekend hours as job duties demand.
