The Construction Team Leader is a hands-on position that is responsible for the smooth and efficient operation of the T-alts, model creations and assigned cap x projects. This is a fast paced and detail orientated position that keeps the work moving and the office functioning. This individual is highly motivated, with very good organization, technical and communication skills. This individual must be a top-notch project scheduler with the expertise to help a team of professionals to reach project goals and deliver superior service.

Responsibilities


May prepare and execute all Subcontract Agreements, Purchase Orders, and Contractor Service Requests

Support the project start-up and close-out processes on each job

Maintain all job folders. Coordinates supplies needed for job sites

Interact with internal team members, subcontractors, clients, and vendors

Manage various projects and workers on a continuous basis

Schedule all projects utilizing both employees and sub-contractor network to meet deadlines

Communicates with office manager to schedule subcontractors and employees and coordinate with office expeditor to deliver any CSR or signed contracts to any Sub

Follow up on the completion of all work orders schedules all tenant alterations , completion of all model creation, the completion of assigned cap x projects, and communicates with all subs to insure that all proper paperwork is in place and the timely completion of their work


Skills and Abilities


Aptitude for competent on-site decision-making and team leadership

Understanding Routine HVAC, electrical, mechanical, plumbing, carpentry, painting, and general maintenance

Ability to utilize software programs and assist the Operations Manager, Building Managers and contractors with administrative tasks such as document creation

Organizational skills in order to juggle multiple projects with accuracy and timeliness

Strong interpersonal skills

Ability to work independently

Able to lift, squat, and carry up to 25 pounds, infrequently

Education and Experience:

High School Diploma or equivalent

Proficient in the use of technology and Microsoft Office (Word, Outlook, Excel), SmartSheets and HelloSign
