About the Position We are seeking an accomplished and dynamic Construction Manager to join our team. The ideal candidate will be proactive, strategic and committed to excellence with a strong background in managing construction projects, specifically those involving DC government contracts, from inception to completion. Key Responsibilities Incumbent will be responsible for managing all technical phases of pre-construction and construction projects, including planning, procurement, budgeting, estimating, subcontracting, scheduling, and quality control. Ensure compliance with DC government contract requirements and regulations throughout the project lifecycle. Solicit and analyze bids from subcontractors, ensuring project compliance and cost-effectiveness. Provides technical analysis, cost analysis support, and reviews requests for changes submitted by the construction contractor. Manages the activities associated with the changes to the construction contractor's work (request for change, change notices, change orders, contract modifications, etc.) Prepare detailed project proposals tailored to client requirements for submission. Ensure all subcontractors have ratified subcontracts and all other pertinent documentation on file prior to the start of the project. Collaborate with stakeholders, subcontractors, and project team members to achieve project goals and objectives. Develop project timelines, budgets, and resource allocation plans to meet project deadlines and financial targets. Verify and submit project invoices accurately and promptly. Organize and submit all required project documentation accurately and timely. Conduct regular site inspections to monitor progress, identify potential risks, and implement corrective actions as needed. Proactively resolve any issues or conflicts that may arise during the construction process to keep projects on track. Coordinate with government agencies, inspectors, and other relevant entities to obtain necessary permits and approvals. Maintain accurate project documentation, reports, and records to track project status and performance. Communicate effectively with all project stakeholders, providing regular updates on project milestones, budget variations, and potential delays. Implement cost-saving measures and best practices to ensure projects are completed on time and within budget constraints. Qualifications: Bachelor's degree in Construction Management, Engineering, or related field. Eight (8) years or more of progressive knowledge/experience of construction design, finance and management required. Proven experience managing construction projects in Washington DC Comprehensive knowledge of DC laws, regulations, and building codes relevant to construction projects. Strong project management skills, with the ability to lead project teams and deliver results on complex construction projects. Excellent communication and interpersonal skills to collaborate with diverse stakeholders and resolve conflicts effectively. Ability to work independently, make informed decisions, and take initiative to overcome project challenges. Detail-oriented with a focus on quality, safety, and compliance throughout the construction process. Proficiency in project management software, scheduling tools, and MS Office applications. Professional certifications such as PMP, CCM, or LEED (preferred) .
