Job Summary Verdot Capital seeks a highly capable Construction Manager to serve as the Owner’s Representative supporting both the development and construction arms of the company. This individual will be responsible for overseeing project execution from entitlement through construction, including preconstruction pricing and budgeting, GC bidding and selection, schedule and design coordination, permitting, construction billing, and ongoing construction management. The ideal candidate will be comfortable navigating both boardroom meetings and jobsite challenges, reporting directly to the company’s ownership team.
Key Responsibilities
Pre-Development & Project Planning ·     Collaborate with development leadership to manage entitlements, due diligence, permitting, and early-stage feasibility work ·     Lead the preparation of project budgets and schedules, ensuring alignment with underwriting and design ·     Manage RFP processes for general contractors, review bids, and coordinate GC interviews and selection ·     Provide real-time cost estimating, value engineering, and constructability feedback during design
Construction Oversight ·     Serve as the day-to-day liaison between developer and general contractor ·     Monitor jobsite progress, coordinate RFI/submittal review, and track changes against the master schedule ·     Conduct OAC (Owner-Architect-Contractor) meetings and ensure proper documentation, including meeting minutes, logs, and action items ·     Coordinate construction inspections, utility tie-ins, and closeout documentation
Owner's Representation ·     Protect Verdot’s interests throughout the lifecycle of the project, from groundbreaking through final completion ·     Maintain direct communication with owners, reporting weekly on cost, schedule, and risk ·     Review and approve monthly draw packages, change orders, and schedule updates ·     Ensure quality control, enforce safety standards, and resolve site-level challenges in real-time
Cross-Functional Collaboration ·     Work closely with internal development, finance, and construction leadership to ensure alignment on goals ·     Coordinate with civil engineers, architects, city staff, and other consultants to resolve project issues quickly ·     Contribute to post-mortem reviews and continuous improvement efforts across the platform
Qualifications ·     Bachelor’s degree in construction management, Civil Engineering, Architecture, or a related field ·     8-10 years of experience in real estate development, construction management, or owner’s representation ·     Proven track record managing multifamily, senior living, or mixed-use projects from preconstruction to CO. ·     Deep understanding of construction schedules, bid packages, RFIs, submittals, and pay application processes ·     Excellent communication, leadership, and problem-solving skills ·     High proficiency in Procore, Yardi, Microsoft Office and other construction management software a plus. ·     Willingness to travel up to 30% to project sites.
