Construction Project Accountant (Title: Project Cost Control Specialist)

The Construction Project Accountant is a member of the Design & Construction team responsible for accounting related to construction projects. This role reports to the Senior Director of Design and Construction at the corporate office in San Francisco, CA.

WHAT YOU'LL DO:
Review AIA contracts and identify contractual terms for audit payment application purposes.
Review and audit Guaranteed Maximum Price (GMP) invoices, ensuring documentation supports transactions, obtaining approval, and sending reminders for urgent or late unapproved payments.
Review and enter all other project-related charges and reclassify journal entries.
Reconcile vendor statements with project managers for outstanding invoices, communicating with vendors and team members about invoice and check statuses.
Ensure timely payments to General Contractors and collect lien waivers.
Reconcile Construction-in-Progress (CIP) and Capital renovation accounts monthly with project reports.
Coordinate with Project Managers and Project Cost Control Specialists to verify % complete and ensure billings reflect accurate work completion.
Reconcile Construction Cost Reports for various financial metrics, including % complete, Paid-to-Date, and Remaining Balance.
Reconcile vendor account statuses against project reports and final billings.
Conduct final audits for payments to contractors, vendors, and consultants.
Review and approve preconditions for progress and final payments.
Review contract and purchase order agreements for payment requirements.
Manage the payment application and approval process, ensuring compliance with contract terms and alerting delays.
Analyze project cost commitments and risk exposure.
Track and analyze capital proposals, approvals, and changes.
Account for all open projects, change orders, and costs; communicate with accounting on necessary actions.
Process monthly general contractor payment applications.
Assist with loan draws by preparing documentation for lenders and responding to their inquiries.
Review team member expense reports.
Process invoices and payments, reconciling with the general ledger.
Mail checks as needed.
Review insurance certifications and lien releases.
Maintain cost commitment systems and be familiar with all aspects of project costs, including preconstruction, consulting, and construction costs.
Handle ad hoc projects as assigned.
WHAT WE NEED:
Bachelor’s Degree in Business or Accounting.
Detail-oriented and organized.
Proactive communication and problem-solving skills.
Strong experience with Excel and Word.
Ability to work independently with limited supervision.
5+ years of accounting or construction accounting experience.
Understanding of construction processes, legal issues, and project costs.
Experience with Great Plains, Procore, Box, Textura, FRX, Microsoft Dynamics 365 preferred.
