Position Summary
We are seeking a driven, detail-oriented, and collaborative Construction Project Manager with strong estimating experience to lead both preconstruction and project delivery efforts. This role is responsible for managing projects from early-stage budgeting and bid management through construction execution and close-out. The ideal candidate is confident owning estimates, scopes, and client communication, and is equally comfortable navigating subcontractor negotiations and municipal processes.
This position plays a vital role in shaping the success of our projects and client relationships-and contributes directly to business development efforts as we grow.
Key Responsibilities
Preconstruction & Estimating
Develop conceptual and preliminary budgets from schematic drawings, fit plans, and early specifications.
Work with architects and design consultants to identify cost-saving and construction-efficient design options.
Manage the bidding process, including bid package development, subcontractor outreach, and bid leveling.
Analyze subcontractor and vendor proposals for completeness, competitiveness, and alignment with project needs.
Provide accurate estimates, value engineering options, and budget updates throughout design development.
Project Management
Prepare and manage final budgets, scopes of work, and project schedules.
Issue and administer subcontracts and purchase orders.
Coordinate municipal approvals and permitting (site plans, architectural, structural, MEP).
Oversee project execution in partnership with field teams, ensuring adherence to budget, scope, and timeline.
Lead construction progress meetings and maintain proactive communication with clients and stakeholders.
Monitor change orders, contingency usage, and project costs throughout the lifecycle.
Manage project close-out, including occupancy permits, final inspections, and warranty resolution.
Field & Financial Oversight
Support Superintendents in coordination with the Director of Construction Operations.
Collaborate with field staff on subcontractor payment review, change request validation, and issue resolution.
Ensure accurate documentation and financial tracking across all phases of the project.
Client Development & Support
Assist in business development activities and help foster long-term client relationships.
Support proposal preparation, presentations, and marketing efforts as needed.

Qualifications
Minimum 10 years of commercial construction experience, with 5+ years in a Project Manager or Estimator role
Proficiency with Microsoft Office Suite, Outlook, Procore, Bluebeam, and Sage 100
Strong knowledge of budgeting, estimating, scheduling, and construction processes
Excellent organizational, communication, and leadership skills
Ability to work independently and collaboratively across teams and disciplines
Skilled at managing multiple priorities and deadlines under pressure
Valid Driver's License required
