Construction Project Manager

Job Description
Bear General Contractors is seeking an experienced Commercial Construction Project Manager to lead the successful execution of projects across various commercial sectors. The ideal candidate is a strategic thinker and effective communicator with a passion for delivering projects on time, within budget, and to the highest standards of quality and safety. This is a hands-on role that requires strong leadership, organizational skills, and attention to detail from preconstruction through closeout.
Key Responsibilities
Schedule Management
- Create and maintain detailed project schedules aligned with contractual milestones and field operations.
- Coordinate with Superintendents, subcontractors, and suppliers to ensure timely execution.
- Proactively address scheduling risks and delays.
Jobsite Oversight
- Supervise project execution in partnership with the Superintendent.
- Conduct regular site visits to monitor progress, safety, and quality control.
- Ensure jobsite compliance with OSHA and internal safety standards.
Project Facilitation
- Procure and issue subcontracts and purchase orders in a timely manner.
- Coordinate pre-construction meetings with subcontractors to align on scope, logistics, and expectations.
- Manage all project documentation, including submittals, RFIs, change orders, and meeting minutes.
Budget & Cost Control
- Maintain and track project budgets, labor, and equipment costs weekly.
- Prepare and submit monthly billing and pay applications.
- Review and approve subcontractor invoices and pay apps in coordination with field teams.
- Ensure all change orders are documented, submitted, and approved according to contract timelines.
Client & Stakeholder Communication
- Lead Owner/Architect/Contractor (OAC) meetings; serve as the main point of contact for the client and design team.
- Maintain transparent, timely communication across all stakeholders.
- Prepare and distribute progress reports and project updates.
Project Closeout
- Oversee punch list completion and final inspections.
- Manage collection of closeout documentation, including warranties and as-builts.
- Coordinate final billing, lien waivers, and project handoff.

Qualifications
- 5+ years of project management experience in commercial construction.
- Proven track record of delivering projects from precon to closeout.
- Proficiency in construction management software (Procore preferred).
- Strong knowledge of commercial contracts, schedules, budgets, and permitting.
- OSHA 30 certification preferred.
