We are a growing and driven Real Estate Development Firm located in Long Island, NY and we are looking for a Construction Project Manager to join our team. This position will be responsible for overseeing the entire lifecycle of our residential rehab projects. This includes tasks such as organization and estimation of contractors, scope creation and enforcement, purchasing of materials, architect and town/city plans and code liaison, and ensuring the effective management of assets to achieve desired financial outcomes. By leveraging their expertise in construction management and project management, the candidate will ensure each project is delivered on time, within budget, and aligned with the company’s investment strategies and goals.

*Compensation*:
Base Salary Commensurate with experience $80k+

_*Essential Duties and Responsibilities:*_
* *Project Coordination & Oversight:* * Manage residential real estate construction projects from initiation to completion. * Develop and track project scopes, timelines, budgets, and deliverables. * Coordinate property inspections, due diligence and necessary repairs. * Ensure timely completion of renovation and development projects. * Choose/coordinator selection and purchasing of materials. * *Team Management & Collaboration:* * Work closely with contractors, vendors, realtors, and property managers to develop and maintain relationships. * Act as a liaison between internal teams and external stakeholders. * Address and resolve project challenges to ensure alignment with goals. * Communicate with architects, town/city planners, expeditors, inspectors and contractors to maintain compliance and move projects forward as fast as possible. * *Financial Management:* * Monitor project budgets, track expenses, and ensure financial efficiency. * Review and approve contractor bids and vendor invoices. * Provide regular financial and project performance reports to leadership. * *Compliance & Quality Control:* * Ensure compliance with local zoning, permitting, and building codes. * Oversee quality assurance during construction and renovation phases. * Maintain detailed project documentation for all phases of the project. * *Operational Support:* * Support marketing and tenant placement strategies for completed properties. * Support tenants when needed. * Handle other project-specific tasks, including site visits or emergency needs. * Maintenance of camera/alarm/security systems on projects .

* *Applicants must speak fluent Spanish* * Experience in residential construction project management * Experience with architects and city/town permitting * Experience managing budgets and GC/subs * Ability to read construction drawings and interpret scopes of work * Excellent communication and conflict resolutions skills * Valid drivers license and reliable transportations (site visits required)

This full-time position operates on a standard Monday through Friday schedule, from 8:30 AM to 4:30 PM. However, the role requires flexibility to handle project-specific necessities outside of regular hours when needed. This could include attending property site visits, purchasing of materials, managing time-sensitive issues, or addressing urgent project requirements to ensure the success of ongoing initiatives.
