*Overview* The Construction Services Specialist at Cedar and Sage plays a key role in managing project performance by providing expertise in cost control, scheduling, and risk management. Cost Control:* Develop, track, and manage project budgets, ensuring alignment with financial guidelines.* Monitor and analyze project costs, identifying variances, and implementing corrective actions.* Prepare and process cost reports, change orders, and invoices.* Perform quantity take-offs and prepare detailed cost estimates for materials, labor, subcontractor costs, equipment rentals, and various construction phases.* Prepare bid packages, analyze bids from subcontractors and suppliers, and negotiate contracts to ensure competitive pricing and quality.2. Scheduling and Planning:* Develop and maintain detailed project schedules, including critical path activities, task dependencies, and milestones.* Track project progress and update schedules as required to ensure deadlines are met.* Identify and resolve scheduling conflicts or delays by implementing effective solutions.3. Risk Management:* Facilitate risk management activities, including identifying project risks and developing mitigation strategies.* Implement project control mechanisms, including change management processes.* Monitor and report on potential risk factors and their impact on project performance.* Process change order requests and manage selections throughout the project lifecycle.4.
