Construction Superintendent - Construction - Base Salary to 110k/year - Sevier County, TN AllSearch Recruiting is searching for a Construction Superintendent for our client in the Sevier County area. The Construction Superintendent will serve as the Owner’s Representative, overseeing the construction of semi-custom vacation homes valued at $800,000 and above in the Sevier County area. This hands-on role requires managing third-party GCs, ensuring quality control, safety compliance, and timely project completion. The Construction Superintendent will act as the eyes and ears of the owner, proactively managing all aspects of the construction process from start to finish, including overseeing scheduling using MS Project, safety reporting, and change-order management. Responsibilities:
Manage all phases of construction for custom and semi-custom vacation homes, ensuring projects are completed on time, within budget, and to the specified Level 4 and Level 5 finish standards.
Supervise and hold third-party General Contractors accountable for labor, materials, and process execution, ensuring alignment with project goals and owner expectations.
Maintain, update and build comprehensive look ahead schedules using MS Project, proactively addressing delays and ensuring milestones are met.
Conduct regular site inspections to verify compliance with plans, contracts, and specifications, ensuring high-end finishes meet client expectations.
Oversee onsite safety protocols, prepare and submit safety reports, and ensure compliance with all regulatory requirements.
Proactively identify, document, and justify change orders, communicating reasons and impacts to the owner and GC to maintain transparency and accountability.
Provide detailed progress reports to the Owner’s Representative, highlighting key milestones, issues, and resolutions.
Manage multiple projects in development areas around Knoxville, ensuring efficient allocation of time and resources.
Actively engage onsite, addressing challenges, solving problems, and ensuring the job is completed in a timely manner. Work Schedule Monday through Friday, day shift, with occasional flexibility required to meet project demands.
Onsite presence required in the Sevier County area, with potential travel to nearby development areas for multiple projects. Qualifications: 5+ years of experience as a Construction Superintendent or similar role, with a proven track record of managing high-end residential projects from start to finish. Proficiency in Autodesk Construction Cloud for scheduling and project management. Familiarity with construction plans, contracts, and high-end finish specifications (Level 4 and Level 5).
Demonstrated ability to anticipate issues, manage change orders, and drive project success with a hands-on, results-oriented approach.
High school diploma or equivalent required; bachelor’s degree in construction management, civil engineering, or related field preferred.
Ability to work onsite in various weather conditions and navigate active construction sites. Compensation: Base salary in the 85k - 110k/year range Bonus: Performance-based bonus structure.
