Job Summary: **Project N-38 Cape Sarichef Kodiak, Alaska**
Project Description: Interior and exterior maintenance and repair of Building N1, including architectural, civil, structural, mechanical, plumbing, electrical, and fire protection modifications. The building is occupied and the project shall be phased. Phasing of the Work shall require a temporary office and restroom be provided for use by the tenant. Exterior Work includes replacement of existing buried utilities. Due to the presence of contaminated soil in the vicinity of the project site, all excavations and dewatering shall be completed in accordance with an ADEC-approved Environmental Management Plan (EMP) and Dewatering Plan.
Superintendent Qualifications
The Project superintendent must have a minimum of 10 years' experience in building construction and remodeling with at least 5 of those years as a superintendent on Projects similar in size and complexity. The individual must be familiar with the requirements of 29 CFR 1910 and 29 CFR 1926 and have experience in the areas of hazard identification and safety compliance. The individual must be capable of interpreting a critical path schedule and Construction Drawings. The qualification requirements for the alternate superintendent are the same as for the Project superintendent. The Contracting Officer may request proof of the superintendent's qualifications at any point in the Project if the performance of the superintendent is in question.
Unless approved otherwise by the Contracting Officer, the Project superintendent may not be assigned to any other projects or efforts besides the Project and Work included under this Contract.
Superintendent
The superintendent must have experience managing at least 3 prior Design-Bid-Build Projects of a similar size and complexity as this Project as a superintendent. 16 million. Anything over 10 million
Key Responsibilities:
Oversee all on-site construction activities and ensure work is executed in accordance with project plans, specifications, and federal agency standards (USACE, NAVFAC, VA, etc.).
Maintain daily site operations and enforce site safety, cleanliness, and compliance with OSHA and EM 385-1-1 standards.
Coordinate and supervise subcontractors, field staff, and material deliveries to ensure efficient workflow and minimize project delays.
Participate in daily meetings and planning sessions with project teams, subcontractors, and government representatives.
Work closely with the Quality Control Manager to support inspections, testing, and documentation for the Three Phases of Control.
Maintain accurate and timely documentation including daily reports, labor and equipment logs, safety meetings, and field photos.
Monitor and enforce job site safety, including conducting daily safety briefings and ensuring corrective actions are taken for any deficiencies.
Identify and mitigate risks, delays, and potential conflicts through proactive planning and communication.
Manage project schedule updates and assist with sequencing of trades to keep construction activities on track.
Ensure all field changes are documented and communicated to the Project Manager for change management and contract compliance.
Qualifications:
Education: High school diploma or equivalent required. Associate’s or Bachelor’s degree in Construction Management or a related field is preferred.
Experience: Minimum 5–7 years of construction supervision experience, preferably on federal, military, or government-funded projects.
Certifications:
OSHA 30-Hour Construction Safety Certification – Required
USACE/NAVFAC Construction Quality Management (CQM-C) Certification – Preferred
First Aid/CPR Certification – Preferred
In-depth knowledge of construction means and methods, federal contract specifications, and safety regulations (EM 385-1-1).
Strong leadership and communication skills with the ability to effectively manage teams and subcontractors.
Proficient in reading and interpreting construction drawings, schedules, and technical specifications.
Familiarity with construction management software (e.g., Procore, Primavera P6, MS Project) is a plus.
Preferred Attributes:
Experience working on military bases or other secure government sites.
Proven ability to deliver high-quality projects under strict deadlines.
Ability to build strong working relationships with clients, field staff, and agency representatives.
Bilingual (English/Spanish) is a plus, depending on the workforce.
