Job Announcement
This position plans and directs multiple concurrent capital renewal and non-capital projects and construction activities for one or more of the following fields: HVAC, plumbing, electrical, conveyance systems (elevator, escalator), life safety systems, generator systems, building envelope systems, site civil and structural elements, interior space renovations, and other specialty projects (typically user agency driven).
Primary responsibilities are to ensure the timely completion of projects assigned consistent with quality standards of the Facilities Management Department (FMD) and industry standards, as well as, ensuring projects are financially and operationally viable and completed in a cost-efficient manner. Responsible for capital renewal and other assigned projects from inception, design, award, construction and through warranty period. Plans, monitors, schedules, budgets, coordinates and manages the work of consultants and/or construction contractors carrying out construction projects; and performs related duties as required. Manages contracts, develops construction project scope of work, quick bid documents, and ensures projects achieve required goals and objectives within established budgets. Interprets construction plans and specifications, works with inhouse, and contracted architectural and engineering staff to manage the submittal approval process, and ensures project compliance with federal, state and county codes as well as, industry standards. Works under the guidance and general direction of a Project Coordinator for Construction and/or Division Director of Design, Engineering and Construction.
Note: Incumbent is considered emergency essential. Flexible working schedule is required as well as overtime, call-back, and on-call.

Graduation from a four-year college or university with a bachelor's degree in Civil Engineering, Landscape Architecture, Environmental or Life Sciences, Construction Management, Business Administration, Facilities Management or related field; Plus, four years of progressively responsible experience in the supervision or management of construction or maintenance projects related to assigned program area, including at least two years of experience in contract administration.
CERTIFICATES AND LICENSES REQUIRED:
Valid driver's license
NECESSARY SPECIAL REQUIREMENTS:
The appointee to this position will be required to complete a criminal background check and driving record check to the satisfaction of the employer.
PREFERRED QUALIFICATIONS:
Five or more years demonstrated history as the Lead Project Manager directly responsible and accountable for the design and construction for the replacement of full commercial building systems in occupied buildings greater than 100,000 gross sq. ft. per building to include low rise and high rise (5 stories of more) buildings with individual project budgets over $1M involving multiple trades.
Experience managing commercial building projects duties including direct oversight and project management of all the following: building envelopes, life safety systems, conveying systems, interior renovations, civil, and structural elements.
Five or more years demonstrated history in the full performance responsibility for a portfolio of complex commercial building systems replacement projects in occupied commercial facilities including but not limited to: day-to-day onsite construction project management and oversight, development of contracts, authoring scope of work, financial oversight, submittal approval, RFI responses, construction quality, safety performance, oversight of quality metrics and quality performance, contractor selection and oversight, oversight of project documentation and project schedule, and risk mitigation.
PHYSICAL REQUIREMENTS:
Ability to access tight spaces, crawl, and reach. Must be able to access facility equipment and equipment rooms. Must be able to bend, stoop, crouch, crawl, balance, and work in tiring and uncomfortable positions. Must be able to climb up 12 ft step ladders and extension ladders, fixed wall and roof mount ladders, and cage ladders up to 35 ft as well as climb stairs and scaffolding 5 stories. Must be able to effectively work for extended periods to perform indoor or outdoor work during varying, extreme, and other adverse weather and temperature conditions. Must be able to wear and physically complete necessary tasks while wearing OSHA approved and required Personal Protective Equipment to include but not limited to safety shoes, safety gloves, hardhat, safety clothing, respirator. Must communicate with others verbally and in writing. Must drive a motor vehicle. Specific vision abilities include close vision, distance vision, color vision and depth perception.
