Job description Director of Contruction & Developement (OPM) We are currently looking for a self-motivated & self-starting and experienced Project Manager of Construction (OPM). In the next 24 months we will be developing multiple constructions projects, including but not limited to: restaurants, retail plazas and large-scale apartment buildings. -The ideal candidate will manage the _entire lifecycle _of major and minor construction projects; from the conceptual phase all the way through permitting, construction and punch list. A strong emphasis will be placed on: Budget and schedule development/management The OPM will assist with budget development for the project, providing options for best value and efficiency. They also make sure that the project stays on budget and that unnecessary costs are avoided. The owner's project manager will also provide proactive schedule management in order to avoid delays and make sure the project is completed on time. Design oversight and review The OPM will act as the owner's advocate during the early planning and design stages of the process, and will be expected to oversee and review the designs to ensure the owner's vision is being met. They will also be assisting in assembling (and in contstant communication with) the team of engineers, architects, general contractors and more. Construction coordination and monitoring The OPM will also be involved throughout the entire construction phase of the project, including engaging contractor procurement and pre-qualification. Leveling bids will be a necessay skillset. They closely observe the construction through all stages to make sure everything is being completed on-time and according to the designs. This may require frequently being on-site at contruction projects as needed and in constant communication with all the different moving parts of a construction project, such as the construction manager and contractors. FF&E management Once construction is complete, the OPM will also oversee the building occupancy process. This includes managing and coordinating the process of tenants moving into the building and the installation of furniture, fixtures, and equipment (FF&E). Punch list and closeout management Finally, the OPM will make sure that the project is closed out properly. They will check that all contractual obligations have been met, and create a punch list. -Emphasis with reviewing and understanding all construction drawings will be necessary. QUALIFICATIONS: -Bachelor's Degree in Project or Construction Management, Architecture, or related field -Must have a minimum of 5 years of relevant work experience. -Must have strong email communication skills (advanced MS Office skillset required) -Extensive retail or restaurant construction management experience is preffered -Strong analytical skills with the ability to identify and manage priorities -Ability to multi-task and work both in a team and independently -Outstanding interpersonal and communication skills (verbal and written) with the ability to successfully communicate with architects, contractors, client's representatives, and team members Job Type: Full-time Pay: From $125,000.00 per year Benefits: 401(k) 401(k) matching Dental insurance Flexible schedule Health insurance Life insurance Paid time off Vision insurance Schedule: Monday to Friday Work Location: In person
