T-Rock Contracting, LLC is looking for an experienced general construction superintendent in the multi-family industry who is able to oversee project planning, scheduling, quality, and implementation.
The superintendent position requires effective oral and written communication skills and the ability to set and achieve goals with minimal supervision. Must be self-motivated and proficient in Excel, Word, and JobProgress (a plus but if not we will train)
Salaries and Bonuses to be determined based on experience, knowledge, and skills.
Responsibilities:
Walk properties with project managers and subcontractors to review scope of work.
Ensure subcontractors have full understanding of their responsibilities.
Coordinate job site startup with Project Manager
Complete weekly job site reports and daily job notes
Complete job site safety checklists/JHA/material tracking and inventory/toolbox talks.
Build and maintain a quality control program mirrored to city code, industry standards, and engineer details if applicable for onsite work.
Maintain job site schedule and budget set in place, report any changes/issues to PM.
Coordinate subcontractors to be on site.
Study and be 100% familiar with job scope, drawings, and work being executed.
Ensure any additional work needed outside contract is discussed and approved by PM and proper documentation is in place before execution.
Order and set up staging areas if needed (fencing, dumpsters, porta pot, container, office)
Weekly meetings with sub-contractors to go over safety/deficiencies/upcoming deadlines.
Communicate with PM to make sure all parties always have the most up to date information.
Work as a team with other employees and subcontractors
Perform Duties not otherwise stated above as directed by PM/Sr. PM
Complete job close-out and punch walks with PM
Ensure all onsite work is photo documented and uploaded to Job Progress daily
Leading and managing the on-site construction team.
Coordinating and overseeing all work on site ensuring it is compliant with city code/engineer design/client contract.
Attending production meetings.
Reviewing and becoming familiar with the schedule and budget and ensuring adherence to both.
Ensuring quality standards are met.
Working with project PM to create material list.
Placing orders for materials and is responsible for equipment and materials on site.
Following the project timeline to ensure deadlines are met.
Monitoring and ensuring on-site safety compliance, cleanliness, and orderliness.
Maintaining records for site personnel such as daily field reports, field orders, and RFIs.
Liaising with inspection authorities such as city inspectors or engineer observations regarding approvals
