As we continue to grow, we’re looking for a critical thinking, detail-oriented and driven Pre-Construction Manager to join our General Contracting team, Novin Construction, to help ensure the success of our projects. Position Overview: The Pre-Construction Manager's primary responsibility is to ensure the on-time production of high-quality deliverables to clients and potential clients. This role requires a high level of collaboration with internal departments, design professionals, the subcontractor community, and the ability to build client relationships based on trust. The Pre-Construction Manager must have the experience to set the project up for successful delivery by the construction team. Occasional travel is required. This position reports to the Director of Construction. Key Responsibilities: Manage financials, risk, and client relationships for assigned projects during pre-construction. Coordinate, manage and supervise the work of subordinate preconstruction members and support staff Ensure Novin Construction’s standards of safety and quality are incorporated into the department's work. Represent Novin Construction in a professional manner. Consistently support and promote Novin Construction’s vision and strategic goals. Support and implement the Director's vision for the growth and advancement of the department. Work with the Development team to prepare information for proposals and attend interviews. Upon award, lead project kickoff to start the pre-construction phase. Manage pre-construction activities and deliverables, maintaining timelines to meet client expectations, including: Bid scopes/bidding
Value engineering Scheduling Constructability review Oversee procurement and early buy-out Design/build package review Billing Preparation of GMP with qualifications and exhibits Identify potential risks. Work with Estimators to ensure that the design team adheres to the pre-construction schedule. Present to clients, validating numbers and responding to questions. Provide regular updates to the Director of Construction and the Project Manager regarding the status of project deliverables. Provide guidance to Pre-Construction staff for consistent processes and procedures. Conduct performance evaluations and work with the Director of Construction to create and implement staff development plans. Recommend process improvements that will create efficiency or achieve better results. Other related duties as assigned or needed. What you Need to Succeed: Degree in engineering, architecture, construction management, or a related field, plus a minimum of 7 years' experience as a Project Manager or equivalent role with a general contractor. Experience with affordable housing/multi-family residential is a plus. Knowledge of: Building methods Project safety Contract management Planning/scheduling Budgets Building products Job costs Pricing Estimating concepts Local market conditions Subcontractors Fluent with reading plans, specifications, and related project documents Excellent Communication and Negotiating skills
