Key Responsibilities-
General Project Management-
Ensure projects meet schedule, budget, and quality benchmarks-
Manage prime contracts, construction budgets, forecasts, and financial reports-
Unify field teams to reinforce company culture and expectations-
Pre-Construction-
Develop bid packages and manage subcontractor bidding process-
Attend pre-bid meetings, analyze proposals, and create internal cost estimates-
Identify and propose value engineering opportunities-
Project Start-Up-
Coordinate permitting and design review requirements-
Initiate digital project setup and internal kickoff meetings-
Oversee RFI creation, buyout processes, and contract tracking-
Change Management-
Manage owner and subcontractor change orders using Procore-
Document, price, and track all project scope changes-
Enforce policies to ensure change work is not executed without approval-
Service & Close-Out-
Coordinate service work scheduling and quality punch list execution-
Reconcile budgets, change orders, and subcontract agreements-
Finalize project deliverables and documentation-
Accounts Payable/Receivable-
Review and approve invoices and pay applications-
Collaborate with internal stakeholders to ensure accurate financial reporting and client payments
Qualifications-
Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field-
5+ years of project management experience in residential construction-
Strong knowledge of building codes, construction methods, and materials-
Proficiency in Procore, BlueBeam, Microsoft Office Suite-
Excellent leadership, communication, and organizational skills-
Skilled in budget forecasting, cost control, and project scheduling-
Industry certifications like PMP or CCM are a plus
